What AI Can’t Replace: Insight, Empathy, and the Art of Local Knowledge

Gone are the days when you called your real estate agent to find out what’s for sale.

Now, whether you’re looking for a home, rental or commercial investment property, the information is everywhere online. Some firms market “exclusive” listings, but they only represent a tiny slice of the market.

Recently, I was riding in my friend’s Tesla (yes, the car was driving itself!), and he began experimenting with Grok, an AI platform from X. He fired off questions about market trends, pricing, and where to invest. Surprisingly, Grok provided a wealth of information – insightful details about the Dana Point Harbor redevelopment, and year-over-year metrics reflecting today’s residential market.

This got me thinking: What can a real estate agent offer that online resources or AI cannot? It’s the nuanced insights you gain from physically being in a space, knowing when something just doesn’t sound right, engaging with the market, and having heartfelt conversations with clients about their goals.

I’m gearing up to take on a commercial listing in charming South Laguna Beach. After chatting with the building owner, I ventured out to explore the property and the surrounding area – three blocks north, three blocks south – I walked every bit of it. I talked to shopkeepers, new tenants, and long-time property owners. Some conversations sparked joy, while others met with some version of a firm “not interested”.

Yet, these interactions provide something invaluable: a gut feeling about the area, its energy, and a clearer vision for the future, woven together through countless observations.

As I write this month’s reflections, preparing to call my client, I’m reminded that it’s the real-life experiences and insights we share, combined with years of knowledge that truly benefit our clients. It’s not just data or macroeconomic trends that AI can dissect; it’s those intimate, nuanced perspectives that we humans still uniquely possess—at least for now.
