When is the perfect time to buy or sell a house?

The answer is simple: now. 

One of the most common questions I hear from both buyers and sellers is about timing the market. Everyone wants to hit that “perfect” moment—selling at the peak, buying at the lowest point, and somehow living comfortably in between while waiting for the stars to align.

But let’s be realistic—that scenario rarely works.

Even if you could sell at the very top of the market, where would you go while waiting for prices to drop? And what if, by the time the market shifts, home values have continued to rise anyway? Waiting can often cost more than moving forward. Add in the unpredictability of interest rates, and trying to “time it just right” becomes even more uncertain.

Remember—people were still buying and selling homes in the 1980s when interest rates climbed above 15%. Today’s market presents different challenges, but real estate has always required adaptability.

The key isn’t to freeze—it’s to navigate.

Think of it like a rafting trip. If a guide tried to stop midstream and cling to a rock every time the water got rough, they’d likely tip over. But by learning how to move with the current—through both calm and choppy waters—they reach their destination safely.

Here are a few common scams I’ve seen firsthand—and how you can avoid them:


1. Wire Fraud Scams

This is one of the most serious risks during a transaction.

Hackers can intercept emails and pose as title companies, sending what appears to be legitimate wiring instructions. Unfortunately, once funds are sent, they can be very difficult to recover.

How to protect yourself:

  • Always verify wire instructions directly with your title company or attorney using a trusted phone number
  • Confirm with your agent before sending any funds
  • Never rely solely on emailed instructions

2. Fake Rental & Listing Scams

Scammers often target vacant homes by copying listing photos and advertising them as rentals online. They may ask for deposits upfront and promise to send keys—often from overseas.

Red flags to watch for:

  • Requests to send money before seeing the property
  • Listings on social media that aren’t connected to a licensed agent
  • Unverified contacts claiming to represent a property

When in doubt, always reach out to a local real estate professional to confirm legitimacy.


3. “We Buy Houses for Cash” Offers

Not all of these are scams—but they can come at a cost.

Many cash buyers offer convenience and speed, but often at significantly below market value—sometimes around 75% or less of what your home is worth.

While it may seem like an easy solution, it’s important to weigh the financial impact.

Before accepting:

  • Consult with a real estate agent
  • Compare your potential net proceeds on the open market
  • Understand what you may be leaving on the table

4. Land & Identity Scams

We also see attempts where individuals pose as owners of vacant land and try to list or sell property fraudulently. If successful, proceeds could be redirected to the scammer.

Fortunately, experienced agents are trained to identify red flags and stop these transactions before they progress.


5. Phishing & Email-Based Scams

Agents—and sometimes clients—receive emails with fake offers, suspicious links, or requests to communicate through unfamiliar platforms.

Common tactics include:

  • Slightly altered email addresses (like replacing an “o” with a “0”)
  • Requests to download documents or click unknown links
  • Urgent instructions involving escrow or deposits

Rule of thumb: If it feels off, it probably is.
