Rightsizing in Retirement: Using HECM for Purchase & the Secure Equity to Create the Ideal Home

As Boomers enter retirement, many find their current home no longer aligns with their lifestyle, budget, or long-term needs. “Rightsizing” has emerged as a strategic solution — allowing homeowners to transition into a more suitable property while improving financial stability. Two powerful tools that support this transition are the Home Equity Conversion Mortgage (HECM) for Purchase (FHA) and SecureEquity, which is more commonly known as a Jumbo proprietary reverse mortgage.

A HECM for Purchase enables borrowers aged 62 and older to buy a new primary residence using proceeds from the sale of their existing home, combined with a reverse mortgage. The key advantage is the elimination of required monthly mortgage payments, helping preserve retirement cash flow.

HECM loans are also non-recourse and federally insured, offering strong consumer protections and flexibility in how remaining funds are used.

SecureEquity provides a proprietary alternative with expanded flexibility, particularly for younger seniors or higher-value homes. SecureEquity allows borrowers as young as 55 to access a reverse mortgage for purchase or refinance, for higher loan amounts up to $4,000,000 loans and higher home values.

In a rightsizing scenario, SecureEquity can be especially beneficial when:

  • Larger loan amounts
  • Larger home values
  • Younger homeowners

Like HECM, SecureEquity requires the home to be the borrower’s primary residence. Both programs support rightsizing by allowing homeowners to:

  • Relocate closer to family or healthcare 
  • Purchase a home better suited for aging in place 
  • Preserve retirement savings by eliminating monthly mortgage payments 

Ultimately, rightsizing is about aligning housing with retirement goals. Whether through the federally insured HECM for Purchase or the flexible SecureEquity product, reverse mortgages provide homeowners with a pathway to optimize both their living situation and financial security.
