As the spring real estate market begins to pick up across the Greater Toronto Area, homeowners in The Kingsway and surrounding west-end neighbourhoods are asking the same question: Is now a good time to sell?
According to local real estate expert David Cinelli of Royal LePage Signature Realty, current conditions still favour buyers — but that doesn’t mean sellers can’t achieve strong results if they approach the market strategically.
The Market Right Now: Still a Buyer’s Market
Inventory across the GTA has climbed significantly. There are currently more than 19,000 active listings across all property types, giving buyers far more choice than they’ve had in years.
At the current pace of sales, the region is sitting at roughly five months of inventory, which keeps the market firmly in buyer’s market territory. That means buyers have time to compare homes, negotiate, and be selective.
“For sellers, that means the strategy has to be sharper than ever,” says Cinelli. “Buyers have a lot of options right now. If your home doesn’t stand out, they’ll simply move on to the next one.”
What’s Moving Fast in The Kingsway
Despite the broader buyer-friendly market, well-prepared homes in The Kingsway and nearby Etobicoke neighbourhoods are still selling quickly — particularly turn-key homes that require little or no work.
Homes that are updated, staged, and priced correctly are consistently outperforming the competition.
“Buyers today are looking for reasons not to buy your home,” explains Cinelli. “So the goal is simple — don’t give them any.”
Presentation Matters More Than Ever
Preparation is a major factor separating homes that sit on the market from those that sell quickly. Cinelli advises sellers to make sure their property is:
- Clean
- Decluttered
- Depersonalized
- Free of strong religious or personal imagery
“They need to be able to picture their life in the home.”
Turn-key homes consistently perform best because they remove uncertainty for buyers.
The Power of Staging
Professional staging is one of the most effective tools for achieving this.
According to Cinelli, staged homes sell faster and can sell for 6% to 25% more than similar unstaged homes.
“Staging highlights the home’s strengths, improves flow, and helps buyers emotionally connect with the space,” he says. “That emotional connection is what drives offers.”
High-End Marketing Is Now Essential
In today’s digital-first market, marketing quality can dramatically influence how many buyers see — and respond to — a listing.
Professional photography alone is no longer sufficient. Cinelli says every listing should include:
- Professional photography
- Detailed floor plans
- 3D or 360° virtual tours
- High-quality video tours
Video marketing, in particular, has become critical because most buyers first encounter listings online and through social media.
“Listings that include video generate over 400% more engagement than those without,” says Cinelli. “That exposure brings more potential buyers to the home, which ultimately increases the chances of stronger offers.”
Pricing Strategy Is Critical
Perhaps the most important factor in a successful sale is pricing the home correctly from the start.
The peak of the market occurred in February 2022, when the average home price in the GTA reached approximately $1.33 million. Today, the average price sits just over $1 million, meaning sellers must adjust expectations accordingly.
“You can’t price your home based on 2022 numbers,” Cinelli says. “Today’s buyers are looking at what has sold in the last 30 to 90 days. That’s the real benchmark.”
Overpricing can cause a property to sit on the market, often resulting in later price reductions and weaker offers.
Choosing the Right Realtor
In a more competitive market, the home’s agent plays a larger role in the outcome.
Sellers should look for a realtor who has a proven strategy that includes:
- Expert pricing analysis
- Professional staging guidance
- High-end digital marketing
- Strong local market knowledge
“The right strategy — from presentation to pricing to marketing — is what separates an average result from a top-dollar sale,” Cinelli says.

While the spring market in the GTA remains favourable for buyers, sellers in The Kingsway can still achieve excellent results with the right approach.
Homes that are properly prepared, professionally marketed, and realistically priced continue to attract strong interest — and in many cases, sell quickly.
“The opportunity is still there,” says Cinelli. “But success in today’s market comes down to strategy.”
