Barrio Custom Painting specializes in roof coating flat roofs, using a specific preparation process and roof coating application. The first step is the visual inspection. Whether you check your roof yourself or bring in a professional, the things to look for are blistering, cracking, peeling of materials (polyester membranes and coatings), or transparencies of existing products.
The second very important step is to look for a quality, licensed contractor who is bonded and insured. Always be sure the contractor is using the highest-quality product at its full strength.
Step three is the preparation of the roof. Always pressure wash the roof with a high-quality cleaner. Remove all failing previous products. Be sure to allow adequate time for the moisture to dry so no additional moisture gets trapped.
The fourth step is to use a heavy-patching rubber compound along with Tytek polyester roofing membrane to repair any and all necessary damaged areas of the roof. Also, for any low-lying areas that need leveling, we will use a self-leveling product to prevent future ponding.
The final step is to ALWAYS apply a minimum of two coats of high-quality rubberized coating, either by spraying or rolling. White is the most popular color, although custom colors are available at no charge. Tan is the most common tinted color. Structural sealing of your home: For adobe and block homes, it is extremely important to continuously seal the block to prevent future decaying, eroding and water invasion. For stucco homes, it’s important to repair any and all stucco damage and thoroughly inspect all blocks. Things to look for are erosions on the surface, chunks of block falling out, and cracks in the block. A good test to know if your block is ready for sealer is to spray water on the block, and if the water does not “bead up” as fresh wax on a car or water absorbs into the block’s surface, it needs to be sealed! Not all blocks need to be sealed. That’s when you call a professional to inspect it for you.
