Inspirada Living Real Estate Market Numbers

Why Inspirada Right Now

Most of the Las Vegas Valley is in a holding pattern. Inventory is up nearly 20% year over year, the valley median sits at $480,000, and buyers have more choices than they did a year ago. Inspirada is telling a different story.

Sales volume in Inspirada is up 13.8% from last month’s rolling figure. Homes are moving in 26 days. Months of supply has dropped to 2.7… not so much the buyer’s market the rest of the valley is feeling… while the median sale price of $648,000 represents a year-over-year gain of more than $33,000 compared to June 2025. The community is outperforming the broader valley on nearly every metric that matters.

What’s Being Built Around You

The market data makes more sense when you look at what’s happening on the ground in West Henderson.

Haas Automation, North America’s largest CNC machine tool manufacturer, is completing a 2.4 million-square-foot facility on Via Inspirada. The facility is expected to begin operations in Q4 2026, with 500 jobs in the first two years and 1,400 within five years. This is the kind of employer that draws skilled, well-compensated workers who buy homes.

A 160,000-square-foot West Henderson Fieldhouse is also under development, a $70 million public sports and recreation complex that adds to the lifestyle infrastructure already drawing families to this part of Henderson.

And the Station Casinos resort planned for the northwest corner of Via Inspirada and Bicentennial Parkway. 58,000 square feet of gaming, a hotel, three restaurants, a food hall, bowling, and a movie theater continues advancing through entitlements. It is not imminent, but it is coming, and when it does it will function as a commercial anchor for the entire West Henderson corridor.

Henderson has more than $2.5 billion in confirmed development opening in 2026 and 2027. Inspirada sits at the center of that investment.

What This Means If You’re Buying or Selling

Sellers: 73 available homes across an entire master-planned community is a short list. Buyers have limited options, they know it, and 26 days on market reflects that urgency. A well-priced, well-presented home has real leverage right now.

Buyers: The development story above is not speculative — it is permitted, funded, and under construction. Buying into Inspirada today means buying ahead of infrastructure that will make the community more valuable, more convenient, and more in demand. Waiting for a better moment (or waiting for interest rates to improve) carries real cost when supply has gone down.
