As a Realtor serving Bal Harbour, Bay Harbor Islands, Surfside, and Keystone, I often remind clients that their home is more than just where they live, it’s one of their most important investments. By July, hurricane season is already underway, making this the perfect time to ensure your property is protected before we enter the peak months of August, September, and October.

Whether you’re a longtime homeowner or recently purchased your dream home, preparation today can help minimize damage, reduce stress, and preserve your property’s value.

One of the first things I encourage homeowners to do is review their insurance coverage. Confirm that your homeowners, windstorm, and flood insurance policies are current and provide adequate protection. Property values and construction costs have changed significantly in recent years, and your coverage should reflect that.

Next, take a close look at your home’s exterior. Routine maintenance not only helps protect your property during a storm, but it also preserves curb appeal and long-term value. Inspect your roof, clean gutters and drains, and make sure hurricane shutters or impact-resistant windows are functioning properly.

Outdoor spaces deserve attention as well. In our coastal communities, beautiful landscaping, patios, and outdoor living areas are often major selling points. However, loose furniture, umbrellas, and overgrown trees can quickly become liabilities during high winds. A little preventative maintenance now can prevent costly repairs later.

Even if you are not planning to sell anytime soon, hurricane preparedness is a key part of responsible homeownership. Well-maintained homes tend to retain value better, experience fewer insurance issues, and require fewer emergency repairs after a storm.

□ Photograph valuable belongings and important home features

□ Inspect roof, windows, doors, and garage doors

□ Test hurricane shutters and impact protection systems

□ Clean gutters, drains, and stormwater areas

□ Secure outdoor furniture, planters, and decorative items

□ Assemble emergency supplies and replenish medications

□ Store important documents in a safe, waterproof location

□ Review family communication and evacuation plans
