We’ve all heard it: “Spring is the best time to sell your home.”
But is it?
The truth is, there isn’t one perfect season to sell a home, and waiting for spring simply because that’s what you’ve always heard may not necessarily be the best strategy for you. Your timeline, your home, your neighborhood, your next move and, most importantly, your goals should determine when you sell. And if spring is your goal? Great! There are a few things we should be doing right now to make sure you’re ready when the time comes.
Thinking Spring? Start Now.
One of the first things I recommend to homeowners considering a spring sale is something you might not expect:
Let’s take photos NOW!
Colorado spring is anything but predictable. Your listing could go live on a gorgeous 65-degree day with everything starting to bloom…or we could wake up to eight inches of snow. If your home has beautiful landscaping, mature trees, gardens, an amazing patio or outdoor living spaces, why wait and hope Mother Nature cooperates? Capturing professional exterior photos while your yard is still looking its best gives us a huge head start. When it’s time to list, buyers can see what the property looks like during its most beautiful season – even if the lawn outside is currently covered in snow. And photos are only the beginning. Starting early gives us time to walk through your home together and decide what actually needs attention before selling. Maybe it’s touch-up paint, decluttering, landscaping or a few small repairs. Maybe there’s a larger project worth tackling. Or maybe the answer is: don’t spend the money. Not every improvement translates into a higher sales price. Having a plan months ahead of time allows us to make thoughtful decisions instead of rushed ones right before the For Sale sign goes in the yard.
But…Do You Need to Wait Until Spring?
Maybe not. Spring typically brings more buyers into the market, but here’s the other side of that equation: It usually brings more sellers, too. More listings mean more competition. Fall and the holiday season can actually present opportunities for sellers. There may be fewer buyers actively looking, but those who are shopping for homes during this time of year are often serious. Jobs change. Families grow. People relocate. Leases end. Life happens year-round, and people need homes year-round, too. With fewer competing homes on the market, your property may also have an opportunity to stand out in a way it wouldn’t during the busy spring season. Does that mean everyone should rush to sell before the holidays? Absolutely not. It means we shouldn’t automatically rule it out.
So…When IS the Best Time to Sell?
Here’s my favorite answer:
When it makes the most sense for YOU.
Are you trying to maximize your sales price? Do you need to purchase another home? Would selling first put you in a stronger position as a buyer? Do you need time to prepare the house? Are you relocating? Downsizing? Waiting for a particular life change? Those answers matter far more than simply circling “spring” on the calendar. Real estate is incredibly local…and incredibly personal. The right timing for your neighbor may not be the right timing for you. That’s why I believe the best place to start isn’t with a season.
It’s with a conversation.
If selling your home is even somewhere on your radar, this fall, over the holidays, next spring or sometime beyond – let’s talk about your goals. We can look at your home, your timeline and your options and create a strategy that makes sense for you. And if we decide spring really is the winner?
Perfect. Let’s get those photos taken before the next Colorado snowstorm rolls in!
