As a Licensed California Realtor (Realty Executives Dillon; DRE# 01487964and Dubai RERA Broker, who splits my time between San Diego and Dubai, I understand why Dubai can feel both exciting and unfamiliar to an American investor. The opportunity can be compelling, but understanding how the market works is essential.

1. Why Are Americans Looking at Dubai?

Start with value. In August 2026, the median sale price in Coastal San Diego was approximately $1,040 per square foot. Dubai’s median registered price over the preceding 12 months was approximately $470.

Income potential is another draw. Even after accounting for service charges, maintenance, management and vacancy, rental yields in Dubai can compare favorably with many major global cities.

The UAE also does not impose property taxes nor personal income tax on rental income. Americans, however, remain subject to U.S. tax rules on worldwide income.

2. What Is “Off-Plan,” and Why Is It So Popular?

Off-plan simply means purchasing a property before construction is complete.

Investors can often enter below the price of comparable completed properties, creating room for potential capital appreciation as construction progresses.

Another advantage is the payment structure. Buyers typically make installment payments throughout construction on a 0% interest developer payment plan rather than paying the full purchase price upfront. Payments are deposited into the project’s regulated escrow account under Dubai Land Department and Real Estate Regulatory Agency requirements, providing an important layer of investor protection.

Depending on the project, an investor may be able to resell before handover, or make the final payment using cash or financing and then live in the property or rent it out.

3. How Do I Choose the Right Property?

A beautiful building is not enough.

I evaluate the developer, location, future supply, transportation, schools, tourism, waterfront access and planned infrastructure.

Most importantly, I ask: Who will want to rent or buy this property when it is completed?

4. Can I Own and Manage It From California?

Yes. Americans can own freehold property in Dubai’s designated foreign-ownership areas without becoming UAE residents.

Much of the purchase process can be completed remotely. After handover, licensed companies can manage long-term rentals or short-term holiday homes.

5. How Am I Protected, and What Else Can Ownership Provide?

Dubai real estate is regulated by the Dubai Land Department and the Real Estate Regulatory Agency. Escrow requirements and property registration provide important safeguards, although investors still need to understand the developer, contract and exit strategy.

Qualifying property ownership may also provide a pathway to Dubai’s renewable 10-year Golden Visa for investors meeting the AED 2 million property threshold.

The real opportunity is not simply buying in Dubai. It is choosing the right property, developer and location, with a clear strategy for appreciation, income and eventual resale.
