Rates Are Up … So What Happens to San Juan Capistrano Home Prices?

If you own a home in San Juan Capistrano, you’ve probably heard plenty about interest rates lately. Rates are up, buyers are feeling the pinch, and naturally, homeowners are wondering: What does this mean for my home’s value?

The answer is a little more complicated than you might think.

There’s no question that higher mortgage rates affect what buyers can afford. When rates rise, so does the monthly payment. That means some buyers lower their price range, become more selective, or decide to sit on the sidelines and wait.

Normally, you might assume fewer buyers automatically mean lower home prices. But there’s another side to the story, inventory.

Think about how many San Juan Capistrano homeowners bought or refinanced when mortgage rates were around 3 percent or 4 percent. If you’re sitting on one of those loans, selling your home and buying another one at today’s higher rate may not sound very appealing.

So, what happens? People stay put.

And when fewer homeowners decide to sell, fewer homes hit the market. That limited inventory can help support home values, even when higher rates are putting pressure on buyers.

San Juan Capistrano also isn’t your average real estate market. We have historic neighborhoods, equestrian properties, gated communities, larger lots, rural homes, and properties with acreage, all within a few miles of the coast. There simply isn’t an unlimited supply of homes like these.

That doesn’t mean every home will sell for top dollar.

In a higher-rate market, buyers tend to be more careful. Homes that are updated, well-presented, and priced correctly can still attract plenty of attention. Homes that come to market overpriced may take longer to sell and ultimately require a price adjustment.

So, are higher rates bad for San Juan Capistrano home values? Not necessarily.

Higher rates can certainly cool demand, but they can also discourage homeowners from selling, keeping inventory tight. Ultimately, home values come down to the balance between how many people want to buy and how many people are willing to sell.

And here in San Juan Capistrano, that second part of the equation may be just as important as interest rates.

The market may be changing, but desirable homes in desirable communities will always have an audience.
