The Architect as Quarterback: Tips for Building a Winning Home Project Team

From a first meeting to the final inspection, a home construction project involves a wide roster of professionals and tradespeople.

As many know, when it comes to the construction phase of a project, the general contractor carries the substantial responsibility of organizing and coordinating the construction team. Framers, millworkers, electricians, plumbers, and other specialists are often independent contractors who must be scheduled and deployed with precision to keep the project moving smoothly and avoid costly delays. This ability to lead the construction team is why an experienced general contractor is essential to a successful outcome.

Less visible, but equally important, is the leadership required long before construction begins. Compiling and coordinating the team of design consultants – engineers, surveyors, and interior designers – demands its own kind of skill and steadiness in the pocket. This role belongs to the architect.

Before any hammers swing (or more accurately, before the nail guns start firing), the design team takes the field to ensure the project is permittable, can be priced accurately, and most importantly, reflects the homeowner’s vision. Many homeowners underestimate how fragmented a project can become without centralized leadership during this early phase, and how much time and effort that leadership truly requires. A comprehensive set of drawings and specifications, supported by cohesive team coordination led by an architect, can save thousands of dollars by preventing delays, miscommunication, rework, and unnecessary design compromises.

At the outset, the architect evaluates what the project requires and which team members need to be engaged. A new home or addition typically calls for both a surveyor and a civil engineer. If the work stays within the existing footprint, these players may remain on the bench, but a structural engineer may be needed to open a kitchen wall or add a dormer. Once the fundamentals of the design are established, an interior designer brings deeper consideration to the character and feel of the home. Throughout this process, the architect guides which decisions should be made by which consultant, and when each should begin their work so the design develops logically, pricing can be completed with confidence, and the construction schedule remains achievable.
