How to Prep Now for a Spring or Summer Sale

If you’re thinking of selling your home this spring or summer, now is the time to start preparing. The best results rarely come from last-minute decisions, and the most successful sales start months before the home hits the market.

Here in the Heber Valley, we tend to see a wave of buyer activity as the snow begins to melt. Those homes that are getting ready early—often in March or even late February—tend to get more interest, better offers, and less competition. Sellers who wait too long can find themselves playing catch-up in a market that’s already moving.

Why Prep Early? A Quick Story

At the time of writing, I’m working with a buyer looking for a home in a specific Midway neighborhood. Inventory there is low, but thanks to relationships with other local agents, I’ve lined up three showings in the coming weeks—none of which are publicly listed yet. These are all homes where the owners are already working with agents, prepping their homes for spring and summer listings. Because they’ve started the process early, they’re gaining traction and exposure ahead of schedule—possibly even securing offers before their home ever hits the open market.

Start With an Honest Walkthrough

Put yourself in a buyer’s shoes. Walk through your home and take notes on what feels worn, cluttered, or outdated. What’s the first impression from the curb? Does the home feel clean, spacious, and well-maintained—or does it feel “lived in”? A trusted agent can give you a vital second set of eyes, helping you see things that you can’t,  and helping you prioritize improvements that will actually move the needle.

Declutter and Depersonalize

Less really is more. You want potential buyers to envision their lives in your space. That means simplifying. Clear counters, remove personal photos and memorabilia, and give closets and storage areas a good purge. Bonus: this also makes moving easier when the time comes.

Handle Minor Repairs Now

That faucet that drips, the light fixture with a broken switch, the baseboard scuff you stopped noticing years ago—these are the little details that can make buyers question the home’s overall condition. Tackle them now so your home feels polished and well cared for.

Build in Seasonal Staging

Even in winter, you can create warmth. Think clean windows, cozy throws, neutral colors, and welcoming lighting. Outside, keep walkways shoveled, debris cleared, and maybe even add a winter wreath. We may not have blooming gardens in February, but we can still create curb appeal.
