Is 2026 a buyer’s, seller’s, or “strategic” market—and how do you win in each?

I believe real estate is always a strategic market. For the most part, both buyers and sellers are focused on the long term and return on investment. Even when purchasing a home to live in, location matters—so that when it’s time to sell, you can still achieve a strong return. I also believe 2026 will be a more balanced market. Buyers are actively looking but are thoughtful and realistic about what they’re willing to pay. Depending on the area, sellers may have a slight advantage, but not to the extent we’ve seen in recent years.

Do buyers still need Realtors when so much is automated?

Yes. You definitely still need a Realtor. Touring a home is just the initial step in the full home-buying process, and while automation can help with parts of that, it doesn’t get you to the finish line. Buying and/or selling a home is a big deal—it’s not a purchase people make every day. Having a knowledgeable Realtor to speak with and work alongside throughout the entire process is very important.

What smart-home features actually increase resale value vs. just sounding impressive?

Smart Thermostats, Home Security Features, Automated Lights and Smoke/CO detectors in a home are definitely great features and good for resale value as they give any buyer comfort and security.  Smart appliances, lighting, and mirrors can be a plus or nice to have, but they don’t necessarily add value.  

How do virtual tours, AI staging, and digital showings impact final sale price?

Virtual tours and AI staging are very helpful tools. It can help sellers achieve stronger sale prices by showcasing a home’s potential. AI staging, which Zillow now has, is great, it allows buyers to visualize dated spaces as modern and updated, which can increase interest and get the buyer in the house which maybe they had passed on. This improved presentation often leads to faster sales and higher offers.
