Ready to Launch: A Guide to Those Seeking a Builder

A few months ago, my husband and I decided to add a 300-square-foot wing to our modest adobe block home. Within days, a new world opened up for us as we were now closer to the mesquite forest surrounding our home. Birds appeared in tree branches, and the beauty of nature was a continuing source of delight in our new room, claiming our attention more and more. We shared this transformation with family and friends, and they too began to consider how they might upgrade their own living spaces.

I shared our experience with our builder, Wayne Housley. He pointed out that many homeowners are inspired to enhance both indoor and outdoor areas in early Fall. He also offered me his 8-point checklist for folks in search of a contractor. It can save time and money, and possibly ensure the success of the project! His list made sense to me, and I’m passing it on to you for your consideration.

WAYNE’S CHECKLIST

1. First, visualize what you want to see in your home, whether it’s a new or replacement feature. What inspired you? Is it practical, given your available income, time, and willingness to change your schedule to accommodate the process? Once you’re confident that this general concept will be a positive addition, go to Step 2.

2. It’s time for research and fine-tuning. Are there variations on your initial idea that might fit your personal circumstances better? Check out magazines, catalogs, online websites, and images for a broader sweep of possibilities.

3. Ask for referrals from friends, neighbors, and those who have had similar work done recently. Positive reports are a great start, but often the most popular contractors are the busiest. 

4. Interview multiple contractors. You’ll be surprised at the range of prices, time available (and wait time, too), satisfaction reports, and attitude (VERY IMPORTANT). A creative approach and insights from a seasoned builder can make all the difference. Remember, this is your time, money, and trust—and it’s all on the line with your choice of builder/contractor.

5. Set an initial budget and always keep a “contingency fund” for unexpected costs (these will often appear in the course of construction)!

6. Be sure you can obtain the necessary permits to move forward with your project. This will be a necessary early step once you are ready to begin work. Happily, this is the contractor’s job, not yours.

7. Check references. A good contractor/builder will be happy to share them with you. If possible, try to visit (either online or in person) the previous work he/she has done. Being able to talk directly to previous clients can be very reassuring, at best. If not, continue your search for a contractor you can trust to be your ally throughout the process.

8. Communication is everything. Make sure you are both on the same page regarding time frames, cost estimates, warranties, and possible future issues that might arise. Don’t be shy about revealing your lack of expertise: that’s why you’re hiring an expert! Ask the questions.

Now, you can confidently step forward with your decision to update your home. A “renewed” home can be even more alluring than a brand-new home because it holds your memories.
