As we move into spring, I’ve been reflecting on what this year has already demanded – personally and professionally. Growth hasn’t come easy. It’s come through discipline, long days, and staying consistent even when things don’t feel clear.
That’s the same pattern I’m seeing in today’s housing market.
Not chaotic.
Not crashing.
Just… more disciplined.

What the Market Is Actually Doing Right Now
Let’s cut through the noise—because what people think is happening and what’s actually happening are two very different things.
Right now, we’re sitting at about 4 months of inventory, which tells us the market isn’t overloaded—it’s balanced and controlled.
And buyers? They’re still moving.
We’re seeing around 120 homes selling every month, which means the market didn’t slow down… it just got more selective.
Homes are still selling at about 97% of asking price, which lines up exactly with what I’m seeing firsthand—typically 2–5% under list when priced correctly.
The average home is taking about 69 days to sell.
But here’s where experience matters…
The homes that are priced right, cleaned up, and marketed properly?
Those are still moving in under 30 days.
Same market. Completely different results.
Where the Real Opportunity Is
If you zoom in, the strongest activity is happening in that $350K–$450K range, where the majority of buyers are actually competing.
That tells us something important:
This isn’t a market where you can “test the waters” with pricing.
It’s a market where precision wins.
Right now, I’m seeing sellers make the same mistake over and over—pricing based on emotion or upgrades instead of what the market is actually saying.
And the market always speaks last.
What This Means Moving Into Spring
Warmer weather always brings more movement—and we’re already starting to see that shift.
More buyers are entering.
More listings are coming.
More competition is building.
That doesn’t mean it’s too late.
It means positioning matters more than ever.
If you wait, you don’t miss your chance—you just make the process harder.

This year has reinforced something for me:
