Having been born and raised on Aquidneck Island, I’ve had the unique opportunity to experience Newport not just as a real estate professional, but as someone who has truly grown up immersed in the community, history, and lifestyle that make this area so special. After nearly a decade as a real estate broker in Newport County, one thing has become incredibly clear to me: people are not simply buying homes here, they are buying a feeling, a lifestyle, and a connection to a place unlike anywhere else in the country. That is what creates the Newport lifestyle premium.

In many markets, value is driven largely by square footage, bedroom count, or price per foot. Here in Newport County, value is often driven by something far less tangible but far more powerful: lifestyle and location. As someone who has spent the last nine years advising buyers and sellers throughout Newport County, I’ve seen firsthand that the homes creating the strongest emotional reactions are rarely just the biggest homes. They are the homes that allow people to experience coastal living at the highest level. Walking to dinner downtown on a summer evening. Leaving the car at home, and riding bikes to the beach with your kids. Sitting on the porch hearing the church bells and harbor activity in the distance. Walkability has become one of the most sought-after luxuries in the market today. Homes near Bellevue Avenue, Baileys Beach, the harbor, Thames St., or the Cliff Walk command extraordinary demand because buyers value convenience, energy, and experience. People want to feel connected to the community around them. They want to step outside and immediately experience what makes Newport special. Water proximity continues to play a major role as well. Whether it is direct waterfront, water views, private dock access, or simply being close enough to feel the ocean breeze, coastal access creates a level of scarcity that cannot be recreated. There is only so much shoreline in Rhode Island, and demand for it continues to grow year after year.

One of the most rewarding parts of my career has been helping buyers appreciate not only the beauty of Newport’s homes, but also the significance behind them. Serving on the Newport Historic District Commission has given me an even deeper respect for the architecture and preservation efforts that help define the character of this city. Newport’s historic homes are more than real estate assets; they are pieces of living history that contribute to the identity of our community. What makes Newport truly unique is the balance between preservation and evolution.

Today’s buyers love historic charm, but they also want modern functionality and comfort. I’ve also noticed a major shift in the mindset of luxury buyers over the past several years. Luxury is becoming less about excess and more about quality of the product and quality of life. The homes generating the most attention are often the ones that successfully blend timeless architecture with thoughtful renovations, updated systems, open living spaces, garage parking, outdoor living and modern amenities. Buyers want homes with character, but they also want homes that support the way people live today.

What makes Newport County so special is its ability to offer multiple lifestyles at once. In the summer, it feels vibrant and world-class. In the winter, it becomes peaceful, local, and deeply community-oriented. Few places in the Northeast can offer both a globally recognized coastal destination and such a strong sense of hometown identity. That hometown identity is something I personally never take for granted.

Growing up here gave me a deep appreciation for the people, neighborhoods, and traditions that make Aquidneck Island unique. It is part of why I care so deeply about helping clients make thoughtful decisions, protecting the character of our community, and ensuring that the people investing here truly understand the value of what they are purchasing beyond just the home itself.

As we move deeper into the summer market, inventory across Newport County remains limited, particularly for homes that fully capture the lifestyle buyers are seeking. Well-positioned homes with strong presentation, thoughtful design, and prime locations continue to attract significant attention and, in many cases, competitive offers.

At the end of the day, buyers here are not simply paying for bedrooms and bathrooms. They are paying for sunset walks along the water, summers with family, weekends downtown, mornings on the boat, and the opportunity to become part of one of the most iconic coastal communities in America. That is the Newport lifestyle premium and after spending my entire life here, it is something I understand now more than ever.
