Buying a home is exciting, but the mortgage process can sometimes feel confusing or even intimidating. At Mortgage Spot, we believe it should feel understandable, personal and manageable. It should also be a process that a real team of caring, local experts can guide you through, to make sure your interests are represented.
Mortgage Spot is the new home-loan brand of Communication Federal Credit Union. We created it to give Oklahoma homebuyers a simple, modern way to explore their financing options while still receiving personal guidance from experienced local mortgage professionals. Although the name is new, our commitment is not. Every Mortgage Spot loan is originated and funded by Communication Federal Credit Union.
One of the most important things I tell prospective homebuyers is that there is no single mortgage that works for everyone. Your income, credit, monthly obligations, available savings, property and long-term plans all help determine which option may fit you best. In fact, some borrowers are surprised to discover programs that can reduce the amount they need upfront or help them become homeowners sooner.
For example, our First-Time Buyer Program may allow an eligible first-time homebuyer to purchase a primary residence without a down payment. The program is also available to qualified buyers who have not owned a home within the past three years. Eligible gift funds and seller credits may help with certain closing costs, and the required borrower contribution may be met through eligible closing expenses, prepaid items or reserve funds.
It is important to understand that “no down payment” does not necessarily mean “no money due at closing.” Closing costs, prepaid taxes and insurance, required reserves and mortgage insurance may still apply. That is why talking with a mortgage professional early in your home search can be so valuable.
Government-backed loans provide additional possibilities. FHA loans may work well for borrowers with limited down-payment savings, lower credit scores or higher debt-to-income ratios. A qualifying FHA borrower may be able to make a lower down payment than many conventional programs require, although mortgage insurance and other requirements apply.
VA loans can be an excellent benefit for eligible veterans, active-duty service members, reservists, National Guard members and certain surviving spouses. Qualified borrowers may be able to purchase a primary residence without a down payment or private mortgage insurance. A VA funding fee may apply depending on the borrower’s eligibility and service status.
USDA loans are another frequently overlooked option. They may provide 100% financing for eligible buyers purchasing a primary residence in a qualifying rural area. Eligibility is based on the specific property address, household income and other program guidelines. Some properties that people may not think of as “rural” can still fall within eligible areas, so it is worth checking before ruling this option out.
We also recognize that traditional income documentation does not always tell the full story. For eligible self-employed borrowers, Mortgage Spot offers a bank-statement program that uses verified deposits to help determine qualifying income rather than relying solely on tax returns. This option requires 24 months of business bank statements and at least two years of self-employment history, along with other credit and down-payment qualifications.
Our options extend beyond traditional home purchases. Mortgage Spot also offers construction loans with a one-time closing, land loans for eligible residential property, jumbo loans for amounts above conforming limits, and home equity loans that can help qualified homeowners use their available equity for improvements, education expenses, debt consolidation or other approved purposes.
Wherever you are in the process, the first step is a conversation. Visit www.mortgagespot.com or stop by 4041 NW Expressway in Oklahoma City. Our team can review your goals, explain the costs and requirements, and help you compare the programs for which you may qualify. A lesser-known mortgage option could make a meaningful difference in how soon you are able to say, “Welcome home.”
All loans are subject to credit approval, underwriting requirements and applicable program guidelines. Rates, terms, loan amounts and program availability are subject to change. Mortgage Spot is a trade name of Communication Federal Credit Union, NMLS #403254
