If you’re trying to solve a space problem in your home and are considering a backyard accessory building (shed/office/studio/gym/etc.), there are a few essential factors to keep in mind to create a space that’s durable, functional and comfortable.
Purpose and Design. Consider how you’ll use the space. Is it just for storage? A home office? A gym using heavy weights? A yoga room? Or will it serve multiple functions? Tailor the design to fit your needs, whether it’s for a specific use, a storage area, or a mix of both.
Location and Size. Choose a location in your backyard that offers natural light and a pleasant view. Make sure the size of the shed fits well within your yard while providing enough room for your purpose, keeping in mind that if you want to avoid the permit process, the maximum allowable size in Qualicum Beach and Parksville is 10 sq m or 108 sq ft. It’s also imperative that you consult local zoning requirements to ensure you’re meeting the proper lot line setbacks.
Foundation. You may just be building an accessory building, but don’t skip the ground prep and foundation. Consider either using 4 × 4 pressure-treated lumber over compacted gravel or, even better… a concrete pad. Please don’t place your floor framing directly on top of soil (we’ve seen it). It won’t last.
Insulation and Vapour Barrier. If you are building a “finished” building, like a backyard office, installing a vapour barrier combined with proper insulation (including the floor) is key to maintaining a cozy environment inside, regardless of the season.
Power and Connectivity. Plan for electrical outlets, pot lights, a baseboard heater and a Wi-Fi booster for connectivity. Consider a mini-split/heat pump if your budget allows for it. Ensure your electrical panel has the space for the extra power needed… and ALWAYS use a licensed electrician for this work.
Budget Planning and Costs. Decide how much you’re willing to spend on your build. Even a small building, depending on what your goals are, can cost a fair bit. A small, unfinished shed might only cost $3,000 to $4,000, whereas a skookum backyard studio with luxury interior/exterior finishes might be $40,000 or more. Having a clear budget will help you invest wisely without the surprises of unexpected costs.
Whether you’re considering a DIY project or hiring a professional to do the work, proper planning, budgeting and building practices are important to follow to achieve a long-lasting, comfortable, and attractive building.
