If you only looked at the headlines, you might think the real estate market is either crashing, booming, or somehow doing both at the same time.
The truth, at least here in Qualicum Beach, is a lot less dramatic.
Homes are selling. Buyers are buying. Demand is still there.
But the market has changed, and the biggest thing I would say is this: pricing matters more than it has in a long time.
A few years ago, sellers could sometimes test the market. They could come out a little high, see what happened and, in some cases, buyers would still chase the property.
That is much harder to do today.
Buyers have more choice. They are looking at more homes, comparing value more carefully and taking a little more time before making a decision.
That doesn’t mean the market is weak.
Qualicum Beach continues to be an incredibly desirable place to live. People want to be here. We continue to see buyers coming from other parts of Vancouver Island, the Lower Mainland and across Canada who are drawn to the lifestyle, the community and everything this area has to offer.
And good homes are still selling.
What I see more often now is a clear separation between the homes that are positioned properly and the ones that are not.
You can have two very similar properties come to market. One gets steady showings, creates interest and sells. The other sits.
Sometimes there are differences in condition or location, but quite often it comes down to price.
Buyers know what else is available. They know what has sold. They know when something feels high.
That’s why the first few weeks on the market are so important.
You want to come out of the gate looking like good value compared with the competition. That doesn’t mean underpricing the property or giving it away. It means understanding where your home fits in the market and pricing it in a way that encourages buyers to take action.
Presentation matters too.
Good photography, proper preparation, a clean home, strong marketing and easy access for showings all make a difference.
But none of those things can completely overcome a price that buyers don’t believe in.
For sellers, I think the key is to be realistic without being negative. Qualicum Beach is still a strong market, and there are buyers out there. But today’s buyer expects value.
For buyers, this is actually a pretty healthy market to be shopping in. There is generally more selection, more opportunity to complete proper inspections and due diligence, and less pressure to make a rushed decision.
That feels much more normal than what we experienced a few years ago.
So when people ask me, “What’s really going on with the market?” my answer is pretty simple.
Qualicum Beach is still strong. People still want to live here. Homes are still selling.
But the days of simply putting a sign in the yard and expecting the market to do the rest are gone.
Price it properly, present it well and make sure buyers can see the value.
That’s what is getting homes sold right now.
