Thinking of Selling in 2026?: Why Early Preparation Is Your Best Strategy

Did you know that Orange County has true “selling seasons”—and summer is not the strongest one?

Many sellers assume summer is the prime time to sell, but the data consistently tells a different story. The Spring Market—February through April—is when buyer demand is typically strongest while inventory is still relatively limited. That combination often leads to better pricing, stronger offers, and quicker sales.

By April and May, more homes tend to come on the market, competition increases, and that early spring advantage begins to shift. By June and July, many families who had planned to move have already purchased and are shifting into vacation mode. Buyer activity often slows—sometimes significantly.

The good news is that sellers who begin preparing in January or February are still in an excellent position to capture that early market opportunity, depending on how much work is needed to get the home ready. When the goal is a strong price and a faster sale, launching earlier in the year consistently creates the most favorable conditions.

Why Preparation Directly Impacts Your Sales Price

Every house needs some level of TLC before it goes on the market. For some sellers, that may simply mean packing up personal items, refreshing landscaping, and making minor repairs. For others, paint, flooring, and additional updates make a measurable difference.

And in certain situations, a mini—or even major—remodel can dramatically change the outcome. I’m currently working on a project where the seller is investing approximately $200,000 in improvements and is on track to net an additional $300,000 in profit as a result.

The key is knowing what’s worth doing—and what’s not. Strategic improvements, guided by current buyer trends and neighborhood-specific expectations, directly impact how quickly a home sells and how much a seller ultimately walks away with.

Timing + Strategy = Stronger Results

Preparing early gives sellers more control over both timing and spending. Instead of rushing through repairs under pressure, improvements can be prioritized strategically so that each dollar invested has a greater impact on the final outcome.

Equally important, timing is never static. For example, we experienced a market slowdown this year that began in April—earlier than many expected. This is why understanding both seasonal patterns and real-time market shifts plays a critical role in positioning a home successfully.

Being ready early in the year allows sellers to respond to opportunity rather than react to change.
