Two Topics in Real Estate That Huntington Homeowners Need To Know

People love to talk about Real Estate. Yes, home prices are still appreciating in Huntington; interest rates are still relatively low;  the average time a home is on the market is under 30 days.

There are two topics we don’t talk a lot about:

  1. Safety 
  2. Current legislation affecting homeownership.  

SAFETY

Deed theft – A big scam today is Deed theft.  Deed theft occurs when someone takes the title, or deed, to another person’s home without the homeowner’s knowledge or approval. It disproportionately impacts elderly who live in homes that have significantly increased in value over the years. Although the elderly are most susceptible it could happen to anyone.  You can access your property records online through the Suffolk County Clerk’s Kiosk.

Safety while Marketing your home:

  1. We all love our cameras around our homes, but please be aware of New York’s Eavesdropping Law that prohibits using devices to mechanically overhear conversations. Make sure not to listen in on conversations you’re not a part of.
  2. Photographs and Video – Photos and videos of your home are an important part of the marketing process. Please consider removing any items you do not want photographed i.e. family photographs, items of great value.  
  3. Stow personal items – Put away anything that reveals personal details including family photos, visible calendars, mail, diplomas, computer logins, wi-fi passwords, sensitive information. 
  4. Secure Valuables – do not leave cash, jewelry or other small items out in the open.
  5. Discourage unapproved photography beyond what is agreed to be photographed with your listing broker – do not allow anyone else to take photos without your consent.
  6. Use an Electronic Lockbox – For a nominal fee your local REALTOR® has access to the MLS approved Electronic Lockbox system.  Electronic lockboxes limit access to real estate licensees. Electronic lockboxes record exactly who enters your home and when. This is safer than a combination lockbox in which the combination could be shared with anyone without your knowledge.  

LEGISLATION

Residential Real Estate Service and Listing Agreements – 

As of December 12, 2025 New York Law limits the use of real estate service and listing agreements for residential real property to no longer than two years. 

State and Local Tax Deduction (SALT) –

For the years 2025-2029 – for those who itemize deductions –  limit was raised to $40,000 for joint filers and $20,000 for single filers.  Up from $10,000 in previous years.

National Flood Insurance Program (created by FEMA in 1968) – this is NOT a permanent program, but is essential for purchasers of property in flood zones where the mortgage bank is involved. Without this program it could delay home sales in those areas where required  The current program expired on January 30, 2026. We are constantly pushing Congress for a permanent program and at the least, an extension.
