Lehigh Valley Real Estate: What’s Ahead in 2026

Inventory:

Finding your dream home in Lehigh and Northampton counties may be a challenge this spring as inventory is low, demand is high, and prices are on the rise. This trend is expected to carry into early 2026 and shape the spring market. Serious buyers should plan ahead by completing their mortgage application and securing a pre-approval before beginning their home search. Being prepared to act quickly can make the difference between securing a home and missing out, as I’ve seen firsthand with clients who weren’t fully ready when the right property came along. Interest Rates:

Interest rates continue to influence buyer behavior and market activity. Although still higher than historic lows, buyers and sellers are adjusting strategies accordingly. Buyers are focusing on monthly affordability, exploring options like rate buy-downs or flexible terms. Sellers who price homes competitively and present them well continue to attract strong interest. As spring approaches, understanding how rates affect negotiation and timing will be key for both buyers and sellers.

Affordability:

“Affordability” has been a frequent topic in recent housing news. While home prices in the Lehigh Valley increased approximately 5.6% between November 2024 and November 2025, the region remains relatively affordable compared to many other areas. Prices are still considerably below those in the wealthiest suburban markets surrounding Philadelphia. Buyers relocating from higher-cost East Coast regions often view the Lehigh Valley as a value market, which continues to fuel demand. With price growth expected to remain steady, working with a proactive realtor who communicates clearly and negotiates effectively is increasingly important.

With tight inventory, steady price growth, and interest rates shaping buyer decisions, staying informed will be important this spring in the Lehigh Valley. The JaimeAnn Hill Team is always available to help you navigate your options with confidence, whether now or in the future.
