If you have been following national real estate headlines, you may have seen phrases like “market slowdown,” “buyers gaining leverage,” or “home prices leveling off.” While that may be true in some parts of the country, here in the Lehigh Valley, the story is a little different.

Our local market continues to be shaped by one very important factor: there are not enough homes for the number of people who want to live here.

According to recent data released by the Greater Lehigh Valley REALTORS®, the median sales price in the Lehigh Valley reached $375,000 in May 2026, an 8.7% increase from the same time last year and tying the highest median sales price ever recorded locally. Inventory also remained tight, with only about 1.3 months of supply available. For perspective, a balanced market is typically closer to five or six months of inventory.

So, what does that mean if you are thinking about buying or selling?

For sellers, it means the Lehigh Valley remains a strong market, but strategy still matters. Today’s buyers are watching their monthly payments carefully and comparing homes closely. A home that is well-prepared, well-priced, and well-marketed can still attract serious interest quickly. In fact, recent local data showed homes selling for an average of more than 101% of list price, which tells us that desirable homes are still getting strong results.

For buyers, preparation gives you power. In a low-inventory market, the best homes may still move quickly. That does not mean you need to panic or overpay, but it does mean you should be ready before the right home appears. A strong lender prequalification, a clear budget, and a realistic list of needs versus wants can help you make confident decisions.

The bottom line is this: real estate is always local, and right now the Lehigh Valley market continues to show strength because demand remains steady and available homes are still limited.

At The JaimeAnn Hill Team, we believe real estate decisions should be guided by both data and care. The numbers tell part of the story, but your goals, timing, and circumstances matter just as much.

Strategic guidance. Every step.
