The Basics: Pressure Washing vs. Softwashing

Are power washing and pressure washing the same thing?

Yes — the terms are used interchangeably. Both refer to exterior cleaning that uses pressurized water to remove dirt, grime, mold, and organic buildup from hard surfaces like concrete, brick, and stone. For certain contractors, power washing also refers to cleaning that uses both pressure and hot water, a process to accelerate the removal of deeply embedded dirt and stains.

What’s the difference between pressure washing and softwashing?

This is one of the most important distinctions in exterior cleaning! Pressure washing relies on high water pressure — typically between 2,000 and 4,000 PSI (pounds per square inch) — to physically remove debris from hard, heavy-duty surfaces. It’s the right tool for most driveways, sidewalks, retaining walls, and stone patios.

Softwashing, on the other hand, uses low water pressure combined with specialized cleaning solutions — water, a house-washing surfactant, and often a diluted sodium hypochlorite mixture — to gently dissolve organic matter like algae, mold, and mildew right at the source. The chemistry does the cleaning, not the force. This makes softwashing far safer for delicate surfaces like vinyl siding, painted wood, stucco, and trim, where high pressure can cause cracking, peeling paint, or water intrusion. And because the cleaning agents actually kill organic growth rather than just rinsing it away, softwashed surfaces stay cleaner significantly longer.

What to Expect from a Professional Service

How long does a pressure washing or softwashing job take?

Most residential jobs take 2-4 hours, depending on the home’s size and the scope of work. A main home softwashing of a 3,000 square foot home may require just a couple of hours. But a job that includes a larger main home and extensive hardscapes patios, walkways and driveway surfaces could extend to an entire day or even multiple days.

Do I need to be home during the service?

For pressure washing and softwashing, which are exterior-only services, it’s not a strict requirement that the homeowner be present. We strongly encourage customers to be available at least by phone during the service and physically present at the start and finish to ensure full satisfaction with the cleaning results.

What does a whole home softwashing include?

A professional softwashing covers all exterior siding and trim, window frames, front and side porches with railings and steps, the outside of gutters, and screen porch exterior trim — plus pressure washing of the front sidewalk and steps. Additional surfaces like driveways, patios, fences, decks, retaining walls, and pool decks can easily be added but are typically outside of standard softwashing scope.

Is the softwashing cleaning mixture safe for my landscaping?

By pre-soaking all surrounding plants, garden beds, and other surfaces with water and doing a thorough rinsing post-service, a professional power washing company ensures that all cleaning agents are thoroughly dissolved and therefore harmless to any grass or landscaping around the home. Your pressure washing contractor will need to be especially thorough in rinsing more delicate plants and shrubs.
