Your 30-Day Plan to Prepare Your Home for the Market

Spring is one of the most popular times of year to list a home. Buyers are actively searching, families are planning moves before the next school year, and homes tend to show beautifully as the weather improves. But one of the biggest questions I hear from homeowners is: “Where do I start?”

Over the years, I’ve developed a simple 30-Day Listing Preparation Plan that helps sellers get their home market-ready in a calm, organized way. If you’re thinking about selling this spring or sometime in the next year, these steps can help you begin preparing now.

Here’s the 30 days to list plan…

Days 30–21: Planning and Strategy

The first step is meeting with a real estate professional to understand your home’s value and develop a strategy. During this time we review recent sales, discuss timing, and create a personalized plan.

This is also a great time to begin decluttering and organizing. Think of it as “pre-packing.” Removing excess items makes rooms feel larger and helps buyers focus on the home rather than the belongings inside it.

Days 20–14: Maintenance and Repairs

Small improvements can make a big difference. During this stage, we identify simple fixes that can help your home show its best. Examples include touching up paint, tightening loose handles, repairing small cosmetic items, and servicing major systems if needed.

Outside, take a look at curb appeal. Fresh mulch, trimmed shrubs, and a tidy entryway create a strong first impression before buyers even step inside.

Days 13–7: Presentation Matters

As the listing date approaches, we focus on presentation. Professional photography is incredibly important because buyers first see your home online.

At this stage we may rearrange furniture for better flow, remove overly personal items, and add simple touches like fresh towels, neutral decorations or brighter lighting. The goal is to help buyers easily imagine themselves living there.

Days 6–1: Launch Week

During the final week, we finalize marketing materials and prepare the home for showings. A deep clean, fresh linens, and clear surfaces go a long way toward creating a welcoming atmosphere.

Once your home is officially listed, it will be presented across multiple platforms to reach the widest audience of buyers.
