May in Park City: A Season of Movement, Opportunity & What Locals Are Thinking About

There’s something about May in Park City that feels like a reset.

The ski resorts wrapped up a little earlier this year, and while we all miss those last spring turns, the warmer days and longer evenings are a welcome shift. Trails start to dry out, patios come back to life, and you can feel the town quietly gearing up for what many of us would argue is the best season of all—summer.

But beyond the lifestyle shift, May is also one of the most active and important times in our real estate market.

Why May Matters More Than People Think

This is the time of year when movement happens.

Local families start making decisions about school districts for the fall. Some are trading up into larger homes, others are downsizing or simplifying. Winter renters begin to move out, opening up opportunities for both buyers and owners who may have been waiting for the right moment to list.

And then there are the buyers—many of whom have been watching the market quietly all winter.

By May, they’re in town, walking neighborhoods without snow, revisiting properties, and starting to make decisions ahead of the summer rush.

We often say this is when the real groundwork gets done.

What’s Changing Around Town

Park City is never static—and right now, there’s a lot to keep an eye on.

At Canyons Village, the scenic cabriolet is being replaced with a gondola. The long-anticipated parking structure is also nearing completion later this year, and the surrounding area is expected to evolve with new dining, shops, and gathering spaces—adding even more energy to that lower village area.

Over on the Jordanelle side, momentum continues to build. Construction is expected to get underway on both the Waldorf Astoria and Four Seasons at Deer Valley’s East Village—and the SkyRidge short course and golf practice facility is shaping up.

Looking Ahead to Summer

Of course, real estate here is always tied to lifestyle—and summer in Park City delivers.

From June through September, the Park Silly Sunday Market brings Main Street to life with local vendors, food, and live music. August welcomes the renowned Kimball Arts Festival, while the Deer Valley Music Festival fills the mountains with incredible performances throughout July and August.

Locals also look forward to favorites like Savor the Summit, the Canyons Village Fourth of July Celebration with concerts and fireworks, weekly farmers markets, and the Park City Wine Festival later in the season. Add in concerts on the slopes at Canyons Village, and it’s easy to see why so many buyers fall in love with Park City after ski season.

And of course, summer here isn’t complete without getting out into the mountains—whether it’s hiking the alpine trails in the Uinta Mountains or taking in the incredible views along Guardsman Pass. These are the moments that remind us why we love to be here year-round.

“Should we make a move now—or wait?”

The answer depends on your goals, but what we’re seeing right now is a window of opportunity that many don’t fully realize exists.

Spring is consistently the most active season in the greater Park City real estate market—and 2026 is no exception.

Year-to-Date (Greater Park City Area):

  • Median sale price is up 10% compared to last year
  • Days on market is down 7.5%

March 2026 Snapshot:

  • Inventory is up 4%
  • Homes under contract are up 22.5%

What this tells us is simple: demand is strong (depending on the neighborhood), and well-positioned homes are still moving.

For sellers, this can be a strategic time to enter the market before peak summer competition. For buyers and investors, it’s a chance to make thoughtful decisions before momentum picks up.
