Even smaller footprints, when designed thoughtfully and built efficiently, can deliver a huge impact. St. Charles locals, Rorrie & Kevan, saw their unfinished basement as an opportunity to maximize their living space for their growing family, and they partnered with the design-build experts at Advance Design Studio (ADS) to help them transform their lower level.
“This family wanted to utilize every square inch of their basement for their remodel, so the layout was of utmost importance,” ADS Designer Anna Leimann says. “To do this, we needed to move some mechanicals to prioritize usable space.”
These strategic design decisions laid the foundation for a layout that feels both intentional and spacious. The couple fell in love with the redesign, which features a space for their kids to play together and a private home gym for mom and dad.
“We do our best to maximize ceiling heights and finished square footage in every basement we remodel,” ADS Construction Manager Matt Warmbier says. “Whether it’s reworking mechanicals or radon mitigation systems, or tying in structural beams and crawl spaces with the design, we make sure everything is accessible with as much usable storage as possible.”
This reimagined basement is now carefully zoned to support both of these priorities. The main living space is a cozy family hangout for their young kids. The custom cabinetry in hydrangea blue provides ample storage for toys and games. The same blue hue drenches the walls and ceiling, paired with coordinating plaid wallpaper.
“Anna was absolutely fantastic throughout the entire process. She created a design plan that balanced style and practicality perfectly, really listening to how our family would use the space and finding smart solutions we never would have thought of ourselves,” Rorrie shares. “Her vision helped us maximize storage, improve flow, and create a space that feels both elevated and welcoming.”
Behind glass doors, the fitness room offers a contemporary escape with plenty of space for workout machines, extra equipment, and the sauna. The black drywall ceilings maximize ceiling height.
“Finishing your basement allows you to add valuable square footage without having to build onto your home. It’s more cost-effective and is a great opportunity to create one-of-a-kind spaces for your family,” Matt says.
The family feels the impact of these new spaces every day, and they love how it fits their family’s aesthetics and needs. For families in the Midwest, where long winters keep everyone indoors, having a flexible lower level is truly invaluable.
“As a mom myself, I understand the importance of having extra space in your home to send the kids to when they need to get the wriggles out, especially with the weather we get in Chicagoland,” says Anna. “I’m absolutely in love with this basement’s design and how it came to life!”
