What Would Your Home Be Competing With?

Most homeowners start with one question: “What is my home worth?”

It’s a fair question. But in today’s market, I would start with a sharper one: “What would my home be competing with?”

Buyers in Stonebridge and Barrhaven are not looking at one home in isolation. They compare it to every other option on their screen—the finished basement, the wider lot, the newer kitchen, the better light, the quieter street, the more realistic price.

That comparison matters.

Ottawa remains in balanced market territory, with more listings, giving buyers greater choice and sellers facing more competition. TheOttawa Real Estate Board (OREB) reported that April active listings were up 17.2% year over year, and that buyers are benefiting from increased choice while sellers face more competition.

A good pricing conversation is not just about what sold. Sold data tells us what happened. Today’s active competition tells us what your buyer can choose instead.

Before listing, I look at three things: what has sold, what is sitting, and what is about to compete for the same buyer.

That is where strategy begins.

If you are wondering where your home would fit in the current Stonebridge or Barrhaven market, send me a note with the word MARKET. I will prepare a focused snapshot of what your home would likely compete with and we can build a strategy together.
