If you’ve been watching the real estate market lately, you may have noticed that not all parts of Gwinnett County are moving at the same pace.
Looking at the broader Snellville and Lawrenceville market, 259 homes closed during the most recent reporting period. The average sales price was approximately $423,800, homes averaged about 40 days on market, and sellers received roughly 97.1% of their asking price. Buyers are clearly more selective than they were a few years ago, and homes that are not updated or properly priced are taking longer to sell.
Now let’s compare that to the Brookwood High School cluster.
Brookwood continues to command a premium. Recent Brookwood sales averaged approximately $449,000, about 6% higher than the overall Snellville and Lawrenceville market. Homes in Brookwood also sold in an average of 27 days, significantly faster than the broader market’s 40-day average. Sellers received approximately 97.4% of their asking price, slightly outperforming surrounding communities as well.
The reason isn’t complicated. Buyers continue to place tremendous value on the Brookwood school district, established neighborhoods, larger lots, and the strong sense of community that has made this area one of Gwinnett County’s most desirable places to live.
What’s especially interesting is that while many areas are seeing increased competition among sellers, Brookwood continues to attract motivated buyers willing to pay a premium for the right home. Properties that are updated, move-in ready, and priced strategically are still generating strong activity. Meanwhile, homes that need work or enter the market overpriced are experiencing the same challenges seen across the rest of Snellville and Lawrenceville.
The takeaway for homeowners is simple: the market has shifted, but Brookwood remains one of the strongest submarkets in the area. Buyers have more choices than they did a few years ago, yet they continue to reward homes located in highly desirable school districts.
As we move deeper into the summer market, Brookwood remains a bright spot, offering sellers stronger pricing, faster sales, and continued demand compared to much of the surrounding market. For homeowners considering a move, that’s good news.
