Let’s talk paint! Paint is a relatively quick and affordable project that is often an easy DIY to make your home have that refreshed smell and feel. Painting isn’t always necessary when you list your home for sale but it is a nice option when called for.

Determining if you need to paint is dependent on a few things. If there is wall damage or stains, primer and paint can be a good project to revitalize the wall or ceiling and painting the entire wall is important so the paint tones match. Sometimes it’s like pulling a thread and the other walls look like they need paint too but washing walls first can show if they actually need more attention.

Covering unappealing colors is another reason to paint. While your paint preferences are fine for your home if you’re staying in it, they can be a deterrent to buyers. It can go a few ways: your room is dark and it’s putting off the person looking at it; they are fine with the color, or they are happy to paint it themselves.

Dark colors on walls, especially the currently popular “color drenching” is a great way to make your home unique to your style and very cozy. However, a buyer may be unable to imagine the space, especially if the lighting doesn’t allow for a brighter view of the room.

While dark colors are not a bad thing, the perception of a buyer seeing it, most likely online for the first time, could dissuade them from asking to see it in person.

It’s an uncertainty that you can only know after feedback from showings. Being proactive and deciding to paint is a great option but also, testing to see if there is a buyer who is okay with the paint color. It’s a balancing act that can best be determined by discussing it with your agent when the time comes.
