Preparing Your Home for a Quick Sale

One of the questions I get asked all the time is: “Krista, what should we do before we list our home?”

My advice is this: Don’t get overwhelmed with a massive to do list or major renovation plans. Key things, done well, can be accomplished in a few days. If you’re thinking about listing your home this season, here are my top recommendations.

1. DECLUTTER LIKE YOU’RE PLANNING TO MOVE

Buyers aren’t just looking at your home—they’re imagining their future in it. When countertops are crowded, closets are packed, and every corner is filled with furniture or décor, it can make spaces feel smaller than they really are.

Start by removing anything that isn’t essential. Clear off kitchen counters, organize closets, simplify bookshelves, and pack away items you won’t need before moving day. The goal is to make your home feel spacious.

2. GIVE IT A DEEP CLEAN

Nothing says “well-cared-for home” quite like cleanliness. Pay special attention to kitchens, bathrooms, floors, windows, baseboards, light switches, and entryways.

These are the areas buyers notice most. A sparkling clean home helps buyers focus on the property itself rather than things that need attention. If you’re short on time or energy, hire a professional cleaner.

3. BUYERS NOTICE THE DETAILS

Dripping faucet. Squeaky door. Loose cabinet handle. While these may seem insignificant, buyers perceive possible larger maintenance issues. Make a list of minor repairs and start checking them off the list

4. FOCUS ON HIGH-IMPACT LOW-COST UPDATES

You don’t need a renovation to make a home feel fresh and updated. Simple and inexpensive improvements such as paint-touch ups and updating light fixtures, old faucets and cabinet hardware can dramatically improve a home’s appearance. These are the kinds of updates buyers notice immediately because they make a home feel modern, cared for, and move-in ready. Before spending money on any major projects, talk with your Realtor. Often a few hundred dollars spent in the right places can create a much bigger return than a costly renovation.

5. FOCUS ON FIRST IMPRESSIONS

The selling process starts before buyers even walk through the front door, first impressions matter. Mow the lawn, trim shrubs, pull weeds, sweep walkways, and tidy up the front entrance. A clean, well-maintained exterior instantly encourages buyers to want to see more.
