One of the most common questions homeowners ask before starting a renovation is, “What could cause the cost to change?”

Nobody likes surprises when it comes to renovation budgets, including contractors. The reality is that a well-planned renovation should have very few surprises. A detailed scope of work, clear selections, and proper planning can go a long way toward keeping a project on budget. However, there are still situations where unexpected costs can arise, especially once walls, floors, or ceilings are opened up.

Some of the most common examples include plumbing or electrical issues that were not visible during the estimating process. We occasionally discover improperly installed plumbing, undersized electrical circuits, hidden water damage, HVAC ductwork, or framing that does not meet current building standards. In many cases, these conditions have been hidden behind finished surfaces for years.

Another common cause of budget increases is changes to the project scope. Homeowners often begin with one vision, but once construction starts, they decide to upgrade finishes, add features, move walls, relocate plumbing fixtures, or renovate an additional area while work is already underway. While these changes can improve the final result, they can also impact the overall investment, which is often overlooked or underestimated. A few small changes can quickly add up.

One piece of advice I often give homeowners is to set aside a contingency fund of approximately 10% to 20% of the project budget. Hopefully, it is never needed, but having that buffer can help reduce stress if an unexpected issue is uncovered.

The best way to avoid surprises is through planning. Ask questions, make product selections early, work with a detailed contract, and ensure you understand exactly what is included in your renovation. A good contractor should communicate openly about potential risks and discuss any unforeseen conditions before proceeding with additional work.
