What Do I Need to Do to Prepare My Home for Sale?

The first step in preparing your home for sale is planning ahead. Identify what needs to be done before listing and set a realistic goal for your listing date. Focusing on the following five areas can help make your home more appealing and marketable to buyers.

1. Declutter and Depersonalize

Remember, you are preparing to make the home feel like someone else’s future home. Remove unnecessary furniture to make rooms feel larger and more inviting. Clear countertops, shelves, and cabinets of excess items, and pack away out-of-season clothing to maximize closet space.

It’s also a good idea to remove most personal photos and décor with family names so buyers can better picture themselves living there. Don’t forget outdoor spaces, including patios, yards, and driveways.

2. Address Repairs

Walk through the home as if you were a buyer and take note of anything that stands out. Repair damaged sheetrock, touch up paint, replace worn outlet covers, and fix dripping faucets or running toilets.

On the exterior, check paint, caulking, siding, and trim for damage. For larger repairs, consider the cost versus the return in value before spending money.

3. Make Simple Upgrades

Small updates can make a big difference. Replacing dated light fixtures or ceiling fans can help freshen up a space without a major investment. Also make sure all light bulbs are working throughout the home.

4. Deep Clean

A clean home leaves a strong impression. Buyers may overlook dated finishes, but they rarely overlook dirt or odors. Clean ceiling fans, vents, baseboards, kitchens, and bathrooms thoroughly. Shampoo carpets if needed, especially in homes with pets.

Don’t forget garages, storage areas, porches, and exterior surfaces. Pressure washing can instantly improve appearance.

5. Improve Curb Appeal

First impressions matter. Keep the yard mowed, edged, and trimmed. Maintain bushes and trees so they do not interfere with walkways or the home itself.

Clean entryways and porches, and consider adding fresh mulch or a few flowers for color without overdoing it.

Final Thoughts

The goal is to make your home as appealing as possible so buyers have fewer reasons to negotiate down from your asking price. A well-prepared home often shows better, sells faster, and can help maximize value.
