The Easton Market Is Finding Its Rhythm Again

If the Easton real estate market has felt hard to read these past few years, you’re not imagining it. Since 2020, our usual seasonal pattern essentially disappeared, homes sold quickly in every season and the calendar stopped mattering. This past year, for the first time, I’ve watched the market settle back into its natural rhythm: a busy spring, a strong fall, and quieter stretches in between. For homeowners trying to make a plan, that predictability is a welcome change.

You can see it in the inventory. As of June, we have around 25 active single family homes on the market, up from roughly 10 back in January. That climb might sound dramatic, but it’s exactly what a healthy seasonal market is supposed to do, with more sellers listing as the weather warms and the spring into summer season picks up. It’s also worth noting that 25 active homes is right in line with where we were a year ago, meaning this is a normal seasonal level rather than a flood of new supply. Easton remains tight. The month supply of inventory at 3.9 months, down just slightly from a year ago and still well under the 5-6 months that signals a balanced market.

Here’s the part Easton homeowners want to hear: prices are holding. The May median single family sale price came in at $1,100,000, up nearly 9% from a year earlier, and our year to date median sits about 14% above where it was at this point in 2025. Homes are still selling at roughly 103% of list price on average, which tells me well prepared properties, priced strategically, continue to draw competitive offers.

So should you try to ‘time the market? It’s a fair question, and my honest answer is that perfectly timing a price peak is nearly impossible even for those of us watching it daily. What you can time is your listing window. Spring and early fall consistently bring the most active, motivated buyers, and listing into that demand is a genuine advantage. If a move is on your horizon, that’s worth factoring into your plan.

But timing only goes so far. In any market, pricing and presentation are everything and I cannot stress presentation enough. Pricing your home accurately from day one captures the energy of those first two weeks, when buyer attention is highest. Overprice it, and you risk sitting while fresher listings pass you by. Presentation is where I see homeowners gain the most ground. A home that’s freshly painted, refreshed floors, clean, decluttered, well lit, and professionally photographed and filmed simply performs better. It earns more online clicks, more showings, and stronger offers, and buyers consistently pay more for a home that feels move in ready. Modest investments in paint, landscaping, and staging routinely return more than they cost and presentation is the one variable you fully control.

The Easton market is in a good place: steady prices, returning seasonality, and engaged buyers. If you’re weighing a move and want to talk through what your home could bring today, I’m always happy to share what I’m seeing on the ground.
