It’s an important question. But after more than 20 years in the construction industry, I can tell you it’s usually not the question that determines whether a project goes smoothly.

The better question is: Who is responsible for everything?

A remodel can involve designers, architects, engineers, material suppliers, cabinet companies, appliance vendors, and multiple trades. When these moving parts are managed separately, small communication gaps can quickly turn into expensive problems.

A cabinet layout changes, but the electrician never receives the updated plan. A plumbing location is moved after tile has been ordered. Materials arrive late because no one confirmed lead times. Individually, these may seem like small issues. Together, they can delay a project by weeks and increase the final cost.

This is why planning is one of the most valuable parts of any remodel.

Before demolition begins, homeowners should have a clear understanding of the design, material selections, major structural requirements, and overall construction sequence. The more decisions made before work starts, the fewer surprises there are during construction.

Another common mistake is waiting until something completely fails before making improvements.

Older bathrooms may have hidden water damage. Aging kitchens can have outdated electrical systems. Exterior areas may show early signs of drainage or dry rot issues long before the damage becomes obvious.

Remodeling does not always need to start because something is broken. In many cases, improving a home proactively gives homeowners more control over the design, budget, and timing.

The best remodels also focus on how a home will be used five, ten, or even twenty years from now. Wider walkways, better lighting, curbless showers, improved storage, and more functional layouts can make a home easier and more comfortable to live in without making it feel clinical or outdated.
