One of the most common statements I hear as a realtor is, “Zillow says my house is worth (insert number)” While Zillow can be a useful tool, many homeowners mistakenly assume a Zestimate is the same thing as a professional market valuation. It isn’t.
A Zestimate is generated by an algorithm. Zillow analyzes large amounts of data, including recent sales, tax records, square footage, and other public information, to estimate a home’s value. The challenge is that real estate is not just numbers, it’s local.
In Imperial Valley, there is a perfect example at the intersection of Lotus and Orange in El Centro. Standing at that intersection, you are surrounded by three very different neighborhoods. On one corner are two-story homes built in the 1990s. Across the street are large custom homes built in the 1970s on expansive lots. Just beyond those are the prestigious Renaissance homes, widely considered some of the most desirable properties in the Valley.
To a computer, these homes may appear similar because they are located close together. To an experienced Realtor, they are completely different markets with different buyers, different demand, and different values.
A Zestimate cannot fully account for factors such as architectural style, builder reputation, lot desirability, neighborhood prestige, upgrades, condition, or buyer perception. These are often the very things that drive value.
The same principle applies when selling a home. Different properties attract different buyers and often require different marketing strategies. A custom estate and a starter home should not necessarily be marketed the same way, even if they are only blocks apart.
To be fair, Zillow is not always wrong. Sometimes a Zestimate may be very close to market value. However, it should be viewed as a starting point, not the final answer.
When it comes to one of your largest financial assets, local expertise matters. A realtor doesn’t just analyze data. We understand the neighborhoods, the buyers, the history, and the nuances that no algorithm can fully capture.
