One of the first questions homeowners ask when considering a renovation is, “How much will this cost?” It’s an important question – but after years in the remodeling and custom home industry, we’ve found the answer is rarely as straightforward as most people expect.
A common mistake is relying on rough estimates or online averages. While those numbers may provide general context, they rarely account for the factors that truly drive renovation costs – things like structural changes, existing conditions behind the walls and the level of finish selected.
In reality, renovation budgets are shaped by three key elements: scope, selections and unknowns.
Scope refers to how much of the home is being reworked. Are you simply updating finishes, or are you reconfiguring layouts and removing walls to improve functionality? Even what appears to be a straightforward kitchen renovation can become more complex when structural, electrical or HVAC modifications are involved.
Selections also play a major role. Cabinetry, appliances, plumbing fixtures, lighting and materials can vary significantly in cost, and those decisions directly impact the overall investment. This is why aligning selections early in the planning process is so important to building a realistic budget.
Then there are the unknowns – conditions that are only uncovered once construction begins. In older homes especially, it’s not uncommon to discover outdated wiring, plumbing issues or previous modifications that need to be corrected.
Over the years, we’ve found that the most successful renovation experiences begin with a thorough planning phase where all these elements are evaluated together. That approach allows homeowners to make informed decisions, prioritize where to invest and move forward with greater clarity and confidence.
Rather than asking, “What does a renovation cost?,” a better question may be: “What level of investment aligns with both the home and the way we want to live in it long term?”
