For some homeowners, life has simply changed, and their home no longer works the way it once did. Maybe your family has outgrown the space, maybe the kids moved out and you’re ready to downsize, or you simply want a different layout, location or lifestyle. Whatever the reason, making that next move often means selling your current home while purchasing the next.
This is a transition I’ve helped homeowners navigate many times, and it’s one of my favorite parts of what I do! There are a lot of moving pieces, but the right strategy can make it feel much more manageable.

First, know your numbers. Understanding what your current home is worth, how much equity you have and what you’re comfortable spending gives us a starting point. Next, get pre-approved. Before you start seriously looking, you’ll want a clear understanding of your financing and budget. Having that in place means you can move quickly and confidently when the right home comes along. Then, get your current home ready. Knowing what updates or repairs may be needed, getting your home prepped for the market and having a realistic timeline can save a lot of stress later. You don’t want to find your dream home and then realize you haven’t started preparing the home you need to sell!
Our clients get two hours with our stager to help prep their home, and many of them like having this in advance to know what they need to do. This time of year is also a great time to get green photos so we have them regardless of when you find your next home.

Finally, have a plan for the timing. Your purchase and sale may have overlapping inspections, appraisals, negotiations and deadlines. Closing dates and possession terms can also be important pieces of the puzzle. My job is to help coordinate those moving parts and adjust the strategy as things unfold.
Every move and situation is different, and there isn’t one perfect way to do it. But with a thoughtful plan, good communication and the right person helping navigate both sides, buying and selling at the same time can feel a whole lot more manageable.
