Newport Beach Home Intelligence: Things You Should Know … High(er) Interest Rates and Persistent Home Price Gains

In today’s uncertain economy, elevated and potentially rising interest rates worry housing market participants. Their fears are rooted in the view that higher interest rates may lessen affordability, dampen transaction activity, and potentially result in declining property values. High interest rates, however, do not necessarily equate to weak, or poor, home price appreciation rates.

Examining U.S. single-family home price appreciation rates for calendar years since 1988 reveal that home prices have performed well across a variety of interest rate backdrops. Average annual home price gains posted solid percentage gains in low, mid, and high interest rate environments and each cohort outpaced its corresponding average annual inflation rate.

Although no guarantee of future results, historical data show that, on average, home prices can post persistent solid gains in high(er) interest rate periods.

Each local housing market is unique. While home prices in Southern California tend to move in a similar fashion to the national measure, they typically operate at significantly higher price points with greater levels of appreciation.

A review of Newport Beach housing dynamics shows that its market has remained resilient despite recent economic uncertainty.

Local multiple listing service (MLS) data indicate that the average sales price for a single family detached home in Newport Beach increased from slightly more than $5.5 million in 2025 to nearly $6.0 million over the first half of 2026. During these two periods, the average sales price per square foot (SP/SF) of a Newport Beach home remained essentially unchanged at approximately $1,930 per square foot

The consistency in the SP/SF measure may be in stark contrast to the solid gains experienced in recent years, but it is an indicator that local housing market fundamentals generally remain balanced. While Newport Beach home prices have remained resilient, the typical time to sell a home has followed an upward trajectory. This reinforces the importance of proper pricing and marketing strategies when market conditions shift.
