A new chapter is beginning for two familiar names in the local housing industry. Lemonade Property Services has acquired Foundation First Property Group, bringing together full-service property management and property maintenance under one roof. This partnership is designed to better support owners, investors, and tenants throughout York, Hanover, and the surrounding communities.

By combining Foundation First’s nearly two decades of property management experience with Lemonade’s maintenance and repair expertise, our vision is simple: to provide a truly exceptional management experience built on integrity and trust.  We will continue caring for every aspect of a rental property while delivering quality and professional support to the owners who invest in it and the residents who call it home.

The acquisition is also expected to have a positive impact on our local communities. As our companies continue to integrate, additional hiring is anticipated. Just as importantly, our partnership will keep business, jobs, and investment dollars right here in York and Adams Counties. By investing in local people and businesses, we’re helping strengthen the communities where we live, work, and serve every day.

Through years of hard work and dedication, Jeff and Wendy Wright built Foundation First Property Group into a respected local company committed to maintaining quality rental housing and building relationships with the people whooccupy them.  As Foundation First begins its next chapter under the new leadership of Tom Almanza, Owner/CEO of Lemonade Property Services, that commitment remains unchanged.

Jeff and Wendy have agreed to remain involved, helping to maintain continuity for owners, tenants, and employees.  Their continued involvement will help provide a smooth transition while preserving the values and relationships that have contributed to the company’s success.

Existing management and office staff will remain in place, providing continuity for owners, tenants, and employees while creating opportunities for future growth and employment. Foundation First will continue to serve and operate out of the same office location in downtown Hanover and operate in the same manner as before.

Lemonade’s expertise in property maintenance naturallycomplements Foundation First’s management experience, creating a unique company that is fully equipped to deliver efficient, reliable service.   Well-managed properties must be maintained, and that is exactly what Lemonade brings to this merger.

“In the coming months, our goal is to successfully integrate both companies while expanding our impact within the community,” says Thomas Almanza. “Our vision is to help property owners provide quality housing for the people who choose to rent.  Not just to supply it, but to create a business that tenants want to rent from, because we strive to provide the best living arrangements for them within the boundaries of our abilities.”

Our leadership team is committed to building a brand that people are proud to associate with and recommend because of the way the company cares for its customers, employees, and community.  The focus is not just on the tenant side; we also understand the important needs and concerns of our propertyowners and will continue to meet those in every way we can.

We are excited about the opportunities to improve our services and support.  Our focus will be on making thoughtful changes that strengthen the company without disrupting the people it serves. Our hope is to provide owners with the same peace of mind knowing their properties are being cared for as they always have been, while ensuring tenants continue to enjoy living in safe, well-managed homes.

While the acquisition of Foundation First represents an important milestone, the story behind Lemonade Property Services began years earlier.

Thomas Almanza grew up in Northwest Indiana and later married Holly, who was raised in Illinois. A few years after moving to York, Pennsylvania, Tom founded Greater York Baptist Church. Life took an unexpected turn in 2019 when he was swindled out of a significant sum of money. Rather than allowing the setback to define him, Almanza embraced a simple philosophy: when life hands you lemons, make lemonade.

That mindset eventually became the foundation of Lemonade Property Services. What began as a response to adversity grew into a business focused on creating opportunities for others and helping people build meaningful careers.

Today, that same vision continues through the acquisition of Foundation First Property Group. For Tom, the goal has remained consistent: create opportunities, serve the community, and build an organization that benefits our property owners, tenants, and community.

“We’ve been through the hard years, and we’ve learned what it means to rebuild,” says Tom Almanza.  “We’re excited about what the future holds and grateful for the opportunity to serve our community alongside the Foundation First team. Our goal is to continue providing dependable service while creating opportunities for others to grow and succeed.”

For Jeff and Wendy, this transition is more than the transfer of a business; it’s the continuation of a legacy built through years of care, commitment, trusted relationships, and dedicatedservice to the community – a legacy they look forward to seeing continue for many years to come.

The future is full of opportunity, and we look forward to building on the same principles that has guided us from the beginning: a strong foundation built on integrity, trusted relationships, and a commitment to serving the people who place their trust in us – our employees, property owners, residents, and the communities we are proud to serve.
