Many homeowners assume the market is simply “good” or “bad”; but today’s housing market is much more nuanced than that. While higher interest rates have certainly changed buyer behavior, well-prepared homes continue to sell quickly and for strong prices. The difference often comes down to strategy.

Here are some of the biggest reasons why some homes are attracting buyers while others are being overlooked.

1. Pricing Matters More Than Ever

A few years ago, many homes could be priced aggressively and still receive multiple offers. Today’s buyers are much more informed. Buyers have watched interest rates increase, making them more conscious of their monthly payment. They compare every new listing against others in the neighborhood and recognize value quickly. Homes that are priced correctly often generate immediate interest, while homes priced just a little too high can become stale. Key Point: Buyers often perceive a home that has been sitting on the market as having “something wrong with it” even when that’s not the case.

2. First Impressions Happen Online

Today’s buyers almost always begin their home search online. Professional photography, thoughtful staging, attractive landscaping, and even the order of listing photos all influence whether a buyer decides to schedule a showing. Many buyers make their decision to visit a property within the first few seconds of seeing it online.

4. Marketing Is More Than Putting a Home on the MLS

Simply listing a home isn’t enough anymore.

  • Targeted digital advertising
  • Email campaigns
  • Open houses and twilight open houses
  • Local networking
  • Exposure through television or streaming platforms

The goal is simple: create excitement early.

5. The First Two Weeks Are Critical

The first two weeks after a home hits the market are often the most important.

This is when:

  • New listing alerts go out.
  • Serious buyers schedule showings.
  • Agents share listings with clients.
  • Buyers compare your home with everything else currently available.

If a home misses this initial wave of interest because of pricing or presentation, catching up later
can be difficult. Effectively, every active buyer in your market will have seen your home in the
first two weeks, either online or in person. If none of those buyers move on it, you then have to
wait for new buyers to come into the market…or drop your price enough so that it appeals to one
of the original buyers who initially ruled it out.

Here in Dos Vientos and throughout Newbury Park, we’re fortunate to live in one of Ventura
County’s most desirable communities. Quality schools, beautiful open space, hiking trails, and
well-maintained neighborhoods continue to attract buyers.

While the pace of the market isn’t as frantic as it was a few years ago, well-prepared homes are
still generating strong interest. The biggest difference is that today’s buyers expect value and
move-in-ready condition whenever possible.

Every home has a unique story, and no two sales are exactly alike. But one thing remains
consistent: homes that are thoughtfully prepared, strategically priced, and professionally
marketed tend to achieve the best results.
