Whether you’re chatting with neighbors at Fraze Pavilion, attending a community event, or catching up after a Friday night football game, conversations about real estate seem to come up often. Everyone has advice about buying or selling a home—but not all of that advice reflects today’s market.
As a REALTOR® serving the Kettering community, one of my favorite parts of the job is helping homeowners separate fact from fiction. Here are four common myths I hear and what homeowners should keep in mind.
Myth #1: Spring Is the Only Time to Buy or Sell
Spring is traditionally a busy season, but homes are bought and sold year-round. Each season has its own advantages depending on market conditions and individual circumstances. Rather than focusing on the calendar, it’s more important to consider your personal goals, timeline, and housing needs. The “best” time to move is different for everyone.
Myth #2: Every Home Improvement Adds Significant Value
Home improvements can make your home more enjoyable, but not every project has the same impact on market appeal. Consistent maintenance, thoughtful updates, and pride of ownership often matter just as much as major renovations. A home that has been well cared for tends to make a positive impression, regardless of whether it has the latest design trends.
Myth #3: Online Home Value Estimates Are Always Accurate
Online valuation tools can be a helpful starting point, but they’re exactly that—a starting point. They don’t always account for your home’s condition, recent improvements, unique features, or the subtle differences between neighborhoods. Every property has characteristics that an automated estimate may not fully capture.
Myth #4: Your Home Has to Be Perfect Before You Sell
Many homeowners believe they need to complete every project before putting their home on the market. While presentation is important, perfection isn’t always necessary. Buyers are looking for homes that have been cared for, and many appreciate the opportunity to personalize a home over time. Every property—and every buyer—is different.
The biggest myth of all is that every real estate decision follows the same formula. Whether you’re a first time buyer, downsizing, relocating, or simply curious about your options, every situation is unique. That’s why reliable information and thoughtful guidance matter.
One of the reasons I enjoy serving Kettering is because it’s a community built on strong neighborhoods and lasting relationships. My goal is to provide homeowners with clear, practical information that helps them feel confident—whether they’re planning a move tomorrow or simply enjoying the home they already love.
