Renovating or Selling? Call Me Before You Decide

Are you thinking about renovating your home but wondering whether the investment will increase its value? Before hiring a contractor or selecting finishes, it is helpful to understand your home’s current market value and how the proposed improvements could affect it.

As a real estate professional, I can help you evaluate those questions before you spend the money.

Will the Renovation Add Value?

Not every renovation produces the same return. Updated kitchens, bathrooms, flooring, roofs, and outdoor living spaces may improve marketability, but the value they add depends on the home, neighborhood, price range, and current buyer expectations.

Spending $100,000 on renovations does not automatically increase a home’s market value by $100,000. In some cases, smaller strategic updates may provide a better return than a complete remodel.

Before starting, contact me for a complimentary market analysis. I can help you understand:

  • Your home’s current estimated market value
  • How it compares with updated homes nearby
  • Which features buyers are seeking
  • Whether your renovation plans fit the neighborhood
  • Your home’s possible value after the improvements

Are You Renovating the Right Problem?

Consider what is motivating the project. Is the home simply outdated, or do you need more bedrooms, a better layout, additional storage, a larger yard, a pool, acreage, or a workshop? Cosmetic concerns can often be corrected. However, you cannot renovate your location, enlarge your lot, change your commute, or always create the space you need.

If the problem is the home’s appearance, renovating may be the right choice. If it involves the property’s size, location, or long-term suitability, selling and purchasing another home may make better financial sense.

Know the Complete Cost

A contractor’s estimate is only part of the expense. Homeowners should also consider permits, design fees, delays, temporary storage, and unexpected repairs.

In Florida, improvements involving roofs, plumbing, electrical systems, windows, or additions may also affect insurance coverage and property taxes. All work should be properly permitted and documented for a future sale.

Get the Facts Before Making the Decision

You do not have to be ready to sell to ask me for real estate advice. Sometimes my recommendation may be to renovate and enjoy your home. Other times, selling before investing additional money may put you in a stronger position.

Before committing to a major project, let’s review your home’s market value, nearby sales, your renovation plans, and your long-term goals. Having the right information now could prevent you from overspending and help you make a decision that protects your investment.
