Buying or selling a home can feel overwhelming, especially if it’s been a while since you’ve been through the process. So I thought it might be helpful to break down what actually happens from the moment a home is listed until everyone sits down at the closing table.
When I take a listing, I like to start with a mini home inspection so there are no surprises later. We then have professional photos taken and market the home on StreetEasy, Zillow, Trulia, my website, and in the Rockaway Times. All showings are coordinated with the seller.
Once an offer is accepted, the buyer schedules an inspection and I send both attorneys the details of the sale. Contracts are prepared and signed, the title search begins, and, if there’s a mortgage, the bank starts its approval process and orders an appraisal. Once the bank issues a clearance to close, the attorneys coordinate a closing date that works for everyone.
From accepted offer to closing, the process typically takes 45–90 days. Along the way, I help coordinate all the moving pieces and can recommend trusted attorneys, inspectors, movers, clean-out services, exterminators, plumbers, electricians, contractors, and more.
There are a lot of steps, but you don’t have to navigate them alone. After 40 years in Rockaway, I’ve built a list of some of the best people to help get you from “For Sale” to “Sold!”
