“Mineral deposits reduce the unit’s efficiency by “insulating” the heat exchanger, resulting in a slower transfer of heat. Annual descaling removes this mineral buildup by maximizing the heat exchange process.”
Imagine not changing your vehicle’s oil for 20,000 miles. In the best case, you have reduced mileage on your engine’s life. The worst case—well, I think we can imagine the results.
Regularly maintaining a tankless water heater is essential for proper, efficient operation. This is why all the manufacturers recommend annual maintenance. Often, when yearly maintenance is neglected, residual mineral buildup on the heat exchanger can result in reduced efficiency and potential damage. It’s just like descaling your coffee pot. Minerals like calcium, magnesium, manganese, iron, and sulfur can accumulate on the heat exchanger, binding to the surface. These mineral deposits reduce the unit’s efficiency by “insulating” the heat exchanger, resulting in a slower transfer of heat. Annual descaling removes this mineral buildup by maximizing the heat exchange process. Unfortunately, many contractors descale the heat exchanger, believing that’s the only component that requires regular maintenance, but it’s not true.

When propane or natural gas burns, the byproducts are carbon monoxide, carbon dioxide, sulfur dioxide, and water vapor, along with some trace gases. When mixed with water vapor, carbonic and sulfuric acids form on the metal exterior of the heat exchanger. This reaction occurs on the outside of the coils by creating a thin film of acidic dust on the metal. Since most heat exchangers are copper, which is vulnerable to the effects of combustion, this unavoidable reaction can result in reduced life of the most expensive part in the unit: the heat exchanger.
In addition to thoroughly descaling the outside of the heat exchanger, the combustion chamber and the ignition system must be cleaned to remove excess residue as well. Most contractors ignore this important phase of the maintenance, resulting in decreased longevity and performance of your investment.
