We talk about the Crawl Space Encapsulation System frequently. You may have heard the term or seen images of a white, finished space, but what exactly is a crawl space encapsulation? If you were to invest in one, what products would be installed in the crawl space and what would the work being done consist of?

A full crawl space encapsulation encompasses all Southeast Foundation and Crawl Space Repair’s waterproofing, dehumidification, and vapor barrier technologies into a comprehensive solution to permanently relieve your crawl space moisture problems. Each step of the process includes different products and materials that aid in protecting the crawl space. We will describe in four steps what happens during an encapsulation installation.

The first step is to stop water intrusion, if there is any. Water and moisture can get into a crawl space from the ground, the outside air vents, plumbing leaks, or from heavy rain. We do a thorough inspection of the crawl space to determine the cause of water intrusion. If groundwater seepage is an issue, we install a drainage system such as SmartPipe, StarPipe, and or a Sump Pump system. There are a variety of products available depending on the level of water intrusion that will eliminate water in the crawl space.

Step two, isolate the house from the earth. This step completely seals off the space from the ground and outside air. The crawl space walls are covered with SilverGlo foam board insulation that acts as a radiant barrier. Next, we cover the floor or ground with drainage matting, which helps any water flow easily to the drainage area. Then, we lay a foam vapor barrier called TerraBlock over the drainage matting. Each edge of the TerraBlock is sealed together using clean space tape. Next, we cover the TerraBlock with a layered puncture resistant plastic liner called CleanSpace. The white liner is 20 millimeters thick and has an antimicrobial agent that prevents mold and bacteria growth. CleanSpace covers the entire floor and part of the walls where it is tapped to the SilverGlow wall barrier.

In step three, we seal all areas where air can get in or seep out. We use chaulk or spray foam to seal vents, holes, or any other openings. The goal is to keep any unconditioned air from entering and prevent any conditioned air from escaping. We also offer custom waterproof crawl space doors that air lock to keep moisture out.

Step four is to condition and dehumidify the air. We use the SaniDry Dehumidifier to pull moisture out of the air, maintaining a low humidity level that prevents the condensation that leads to mold growth.

A crawl space that is dry, sealed, conditioned, and controlled has many benefits such as:

  • Protection from Water and Pest Damage
  • Maintained or Boosted Home Value
  • Improved Air Quality
  • Higher Energy Efficiency
  • Storage Space
