I’ve been working Marin real estate since 2002, and this year’s numbers confirm what I’m seeing with my own listings: Novato is a genuinely strong market for you right now. Closed sales are up 15.2% this year, from 210 to 242 homes, the fastest growth of any area I track. That means real, active buyer demand for homes like yours.
Here’s the part that matters most if you’re deciding when to list: pricing has been steady rather than explosive, up less than 1% year over year, and homes are closing right around asking price, 100.39% of list on average. That’s not a red flag, it’s a sign of a healthy, rational market. Buyers here aren’t waiving every contingency in a panic, which means when you do get an offer, it’s usually a solid one from someone who’s done their homework and is ready to close. Days on market held steady too, right around 33 to 34 days, so a well-priced, well-presented home isn’t sitting.
Compare that to Southern Marin, where prices have jumped 10% and homes are routinely closing over 104% of list. It sounds exciting, but that kind of frenzy also means more emotional, unpredictable transactions. Novato’s steadiness is actually an advantage for you as a seller: you can price your home accurately, market it properly, and trust the process rather than gambling on a bidding war that may or may not materialize.
My advice for Novato sellers this fall: don’t underprice hoping to spark a war, and don’t overprice hoping to “test the market.” The data shows buyers are here, paying fair value for homes that show well. Price it right, present it well, and you should see solid interest and a clean close.
