Setting the Holiday Table: A Realtor’s Guide to Making Home Feel Special

The holidays have a way of making us see our homes a little differently.

The dining room becomes more than a room-it becomes the place where family gathers, stories are shared, traditions continue, and memories are made. As a realtor, I spend a lot of time helping homeowners think about how their spaces look and function. But during the holidays, it’s not about staging a home for buyers. It’s about setting the stage for the people you love.

And one of my favorite places to start? The holiday table.

You don’t need expensive dishes, elaborate centerpieces, or a perfectly coordinated tablescape. A beautiful holiday table is really about creating a feeling: warm, welcoming, festive, and personal.

Start With What You Have

One of the best decorating tips I give homeowners is to look at what they already have before buying something new.

Pull out the dishes you only use on special occasions. Mix your everyday plates with holiday napkins. Use Grandma’s serving platter. Bring out the glasses that have been sitting in the cabinet for years. Your table doesn’t have to look like it came from a catalog. In fact, some of the most memorable tables are the ones that tell a story.

Think Like a Realtor: Start With the Foundation

When I’m preparing a home for the market, I always think about the foundation first. The same principle works when setting a table. Start with a tablecloth, runner, or even a beautiful bare wood table. Then build from there.

  • For a classic holiday look, consider:
  • A neutral tablecloth with seasonal accents
  • A textured runner down the center
  • Natural greenery or eucalyptus
  • Pinecones, apples, pears, or cranberries
  • Candles at varying heights
  • Cloth napkins tied with ribbon or twine

Keeping the foundation simple allows the special details to stand out.

Bring the Outdoors In

Living in the Hudson Valley, we’re lucky to have beautiful seasonal inspiration right outside our doors. Evergreen branches, pinecones, birch, berries, and other natural elements can create an elegant centerpiece without spending a fortune. A few clippings from your yard arranged in a simple vase can look just as beautiful as an elaborate floral arrangement.

The realtor’s secret? Natural textures make a home feel warm and authentic-and they photograph beautifully, too.

Don’t Make the Centerpiece the Center of Attention

A gorgeous centerpiece is great. A gorgeous centerpiece that prevents your guests from seeing one another across the table? Not so great. Keep arrangements low enough for conversation, or use several smaller arrangements instead of one large display. Try placing a few bud vases down the center of the table with greenery, seasonal flowers, or individual stems. Add candles between them for warmth and sparkle.

Remember: the table is meant to bring people together, not get in the way.

Add One Personal Detail

This is where your table becomes yours. Place a handwritten name card at each setting. Add a small ornament to each napkin. Use family heirloom silverware. Put a favorite holiday quote at each place setting. You could even write a simple note about something you’re grateful for this year and place one at every seat. Those little details are often what guests remember.

Layer Your Place Settings

Think of your place setting like a well-designed room: layers create interest. Start with your charger, then add the dinner plate, salad plate or bowl, and napkin. Finish with your flatware and glassware. Don’t worry if everything doesn’t match perfectly. Mixing textures, patterns, and materials can make a table feel collected rather than overly coordinated. A vintage plate paired with modern glassware or a simple white dish with a patterned napkin can create a beautiful balance.

Let Your Home Do Some of the Decorating

One thing I love about holiday entertaining is that you don’t have to decorate every surface. If your dining room has beautiful architectural details, a great chandelier, a fireplace, large windows, or beautiful woodwork, let those features shine. As a realtor, I often tell sellers that the best design doesn’t compete with the home’s natural character-it enhances it. The same is true when decorating for the holidays.

Don’t Forget the “Five Senses”

A memorable holiday gathering isn’t just about what guests see.

Think about all five senses:

Sight: candlelight, greenery, beautiful dishes, and seasonal details.

Smell: fresh greenery, baked goods, cinnamon, or your favorite holiday meal.

Sound: holiday music playing softly in the background and, eventually, the sound of everyone talking and laughing.

Taste: the recipes your family looks forward to every year.

Touch: textured napkins, natural greenery, warm linens, and the familiar pieces you’ve collected over the years.

That’s what makes a house feel like home.

The Realtor Perspective: It’s About the Feeling

When buyers walk into a home, they’re often trying to imagine their life there.

They’re picturing Sunday morning coffee, birthday celebrations, family dinners, and holidays around the table. As a realtor, that’s something I think about often. A home isn’t simply about square footage, bedrooms, and bathrooms. It’s about how the space supports the life happening inside it.

So this holiday season, don’t worry about creating the “perfect” table.

Create a table that feels like you.

Use the dishes you love. Bring out the family pieces. Add some greenery. Light the candles. Make room for one more chair.

Because ultimately, the most beautiful holiday table isn’t the one that looks perfect.

It’s the one where everyone wants to stay a little longer.

Realtor’s Bonus Tip

Don’t buy things just because they’re labeled “holiday.” Invest in pieces you can use year-round-serving boards, white platters, glassware, baskets, linens and warming trays. They’re practical for entertaining and can make your home feel more organized and pulled together long after the holidays.

From my home to yours-happy holiday hosting!
