It’s hard to believe we’re already in the second month of 2026. That makes this a great time to pause and reflect on what happened in the Brookwood High School District real estate market over the past year. Here’s a quick snapshot of how 2025 wrapped up:
Total Homes Sold: 467
Average Sales Price: $480,933
Average Percentage of Asking Price Received: 96.48%
Average Homes Sold Per Month: 39
The data tells a clear story: people still want to move to the Brookwood High School District. With strong test scores and a sub-$500,000 entry point, Brookwood continues to offer excellent value compared to many similar school districts across metro Atlanta, where the cost to get in is often significantly higher.
The highest sale of 2025 was a $2,500,000 property on Janmar Road, a newer-built, four-acre compound. On the other end of the spectrum, the lowest sale came in at $210,000 on Westbrook Trace, highlighting just how broad the pricing range is within the district.
Demand was evident throughout the year. Homes in Cricket Hill and Shadowbrook Crossing sold the same day they hit the market, while the longest days on market were seen in Deer Oaks at 650 days, showing how pricing and condition can dramatically impact results.
Looking Ahead to 2026
As of this writing, there are 101 homes currently for sale in the Brookwood cluster. These homes are averaging 80 days on the market with an average asking price of $584,899. The highest-priced home available is a $1,900,000 new construction property on Five Forks, while the most affordable option is in Emerald Forest at $315,000.
According to the National Association of Realtors, existing home sales are expected to increase by 14% in 2026, alongside modest price growth. With an estimated 1.4 million new jobs expected to be created and interest rates projected to decline, we anticipate more buyers entering the market after waiting on the sidelines.
