Spring Starts After the Super Bowl: What It Means for the Montgomery County Market

Back to Articles

In real estate, we often joke that spring doesn’t officially begin with warmer weather, it starts the Monday after the Super Bowl. And here in Montgomery County, that saying holds surprisingly true.

Each year, buyer activity and new listings begin to noticeably pick up in mid-February, as families shake off winter routines and start planning their next move. By the time March arrives, momentum is building fast across communities around us.

So what does that mean for buyers and sellers right now?

Buyers Are Getting Serious

Many buyers spend January casually browsing online, but after the Super Bowl, that “just looking” phase turns into action. Pre-approvals are underway, showing requests increase, and weekend open houses become busy again. In Montgomery County, where well-priced homes often move quickly, being prepared early matters.

Buyers who line up financing, define must-haves, and start touring homes now are often better positioned than those who wait until April, when competition traditionally heats up. Inventory is beginning to grow, but desirable homes in strong school clusters or close-in locations are still attracting multiple offers. Having a clear strategy and local guidance, can make all the difference.

Sellers: Timing Is on Your Side

For homeowners considering a move, this early spring window can be incredibly powerful. Listing shortly after the Super Bowl often means fewer competing homes on the market paired with rising buyer demand, a combination that can lead to faster sales and stronger offers.

March is also the perfect time to prepare your home: freshening paint, decluttering, sprucing up landscaping, and tackling small repairs that create a great first impression. Even before flowers bloom, brighter days and longer evenings help homes show better, both online and in person.

Another advantage? Many buyers relocating for jobs or planning summer moves want to be under contract now, making March and April prime months for serious, motivated shoppers.

A Local Market That Rewards Preparation

Montgomery County remains a highly desirable place to live thanks to its schools, parks, walkable communities, and access to DC. While the market continues to evolve with interest rates and national trends, one thing stays consistent: well-prepared buyers and sellers tend to have the best outcomes.

Whether you’re upsizing, downsizing, or simply exploring your options, early spring is a smart time to start the conversation. Understanding current values, neighborhood trends, and buyer expectations can help you make confident decisions when the time is right.

Whether you’re dreaming about a move, actively house hunting, or simply curious about your home’s current value, I’m always happy to help. As your local real estate advisor here in Montgomery County, and proud publisher of Crown Living, my goal is simple: to support our neighbors through every stage of their home journey with care, honesty, and a personal touch.

Even if your plans are months away, starting the conversation early can make all the difference. I’d love to connect over coffee, or a phone call  to talk through your goals and share what I’m seeing in our local market.

After all, Crown is more than a neighborhood, it’s a community. And I feel grateful every day to be part of yours.
